    awan nazar sb said Gwadar Real Estate Business___ Now a days positive trend is seen in Gwadar real estate market .Prices of plot in Govt. Housing Project and land in acres are going up. Just in this week price of a plot in Phase-I, Sangar having size of 400 sq/yd not corner rises up from 10 to 14 lac, where as corner plot is not available else where in Phase-I even at 20 lac and land in acre at karwaat from Rs1.70 lac to Rs2.50 lac per acre.Similaraly other areas. This all is seen with the positive news of Port opening and operation of PC hotel.     Gwadar:Govt to help foreign companies build oil refineries Musharraf RAWALPINDI: President General Pervez Musharraf has said government will help foreign companies build oil refineries in Gwadar owing to unique strategic position of the country. He was talking to a delegation of UK based petroleum company here Thursday. He told that Gwadar port was being built in deep sea water keeping in view the significant geographical location of the country. It will be completed soon. He pointed out that road network was being laid for Gwadar port so that the area could be made hub of economic and trade activities. President reiterated that government had extended several facilities to foreign companies in connection with privatisation and deregulation process. Pakistan can play a pivotal role for investment between central Asia and eastern countries due to its geographical strategic location. The foreign investors should benefit from the facilities provided in the areas of investment and privatisation and capitalize on the opportunities, he stressed.     GDA discusses Small & Medium Housing Schemes with HBFC Karachi—A delegation from House Building Finance Corporation (HBFC) headed by Zaigham Mahmood Rizvi recently visited Gwadar City where it had meetings with District Nazim Mir Abdul Ghafoor Kalmati and Director General Gwadar Development Authority (GDA) Ahmed Bakhsh Lehri. Ahmed Bakhsh Lehri briefed the delegation that a very ambitious master plan for residential and commercial buildings in Gwadar City has been planned and is being implemented by Gwadar Development Authority (GDA). The Director General, Gwadar Development Authority briefed the HBFC delegation on various infrastructure, road network, residential and commercial building plans for the city. He said that Government is committed to keep Gwadar development in a very planned and disciplined manner, benefiting from the successful model of Capital Development Authority (CDA). The District Nazim in a meeting with Chairman HBFC appreciated HBFC’s presence in the city of Gwadar and the significant role it can play in developing Gwadar into a lively and modern city. The District Nazim said that under Gwadar city development programme, various sections of society have to be provided housing, with all civic amenities of life. The District Nazim assured HBFC of his personal support, as well as his support in his capacity as District Nazim. He specially mentioned and fully supported HBFC’s proposed housing projects for low and middle-income groups of population. The District Nazim paid rich tributes to President, General Pervez Musharraf and the Prime Minister, Shaukat Aziz for their unprecedented support to the people of Balochistan in developing of the Province, more so to previously ignored Makran coastal areas. The Chairman HBFC, Zaigham Mahmood Rizvi said that HBFC’s presence in the city of Gwadar, is primarily to support Small and Medium Housing (SMH) projects for low and middle income population of Gwadar and surroundings coastal areas of Turbat, Pasni and Ormara. In a formal meeting with Director General GDA and the District Nazim, various possible projects, where HBFC could play its role were discussed. It has been agreed, in principle, that initially HBFC would explore possibilities of two housing schemes. One scheme would be for low-income groups of Gwadar city, which includes fishermen and Port workers etc. The scheme is initially being proposed on a 50-acre piece of land. The District Nazim declared that they would also provide to HBFC a plot of land for developing middle income housing in Gwadar. From the coastal areas like Pasni, Turbat and Ormara, people go to the Middle East to work as overseas Pakistanis. A large number of people from Gwadar are working in Omani army. Accordingly, it has been agreed in principle, to float a housing colony on 200 acres of piece of land, which will primarily be marketed to the overseas Pakistanis, hailing from the city of Gwadar, and nearby coastal towns. Mir Abdul Ghafoor Kalmati, District Nazim gave a tour of the city and showed to the visiting delegates, various housing schemes and commercial areas being planned in the city. One of the impressive things in Gwadar’s Master Plan is its road network, which is under development and is at advanced stage. The industrial units in the proposed industrial areas are also required to have industrial workers’ housing colonies, to be provided by the industrial units. The work on the Gwadar Port has already been completed by the Chinese, ahead of schedule. The infrastructure development in the city is being carried out on a fast track. The construction activities being planned under City Master Plan will provide a great opportunity to the housing finance institutions, as well as to construction material industries. HBFC is all geared and committed to benefit from this business opportunity, and to play its due role in the developing of Gwadar Port City. Chairman HBFC was accompanied by M. A Wahid, Executive Director (Ops) and Mujahid Zameer, Executive Director (Recoveries/ Head of Outreach Programme). HBFC has also decided to open its representative offices in the city of Turbat, Pasni and Ormara. The House Building Finance Corporation (HBFC) has started its branch operations in Gwadar, the emerging Port City of Pakistan. The formal opening of HBFC branch Operations in Gwadar was recently performed by Mir Abdul Ghafoor Kalmati, District Nazim, Gwadar accompanied by Ahmed Bakhsh Lehri, Director General, Gwadar Development Authority (GDA), in a simple and an impressive ceremony. Zaigham Mahmood Rizvi stated that HBFC has appointed Nisar Moosa, an MBA coming from the area, as District Manager, D.O. Gwadar and that the entire HBFC District Office Gwadar is staffed by the people of the area.

In early June, as Dubai World vied for the contract to manage Gwadar, the planned deepwater Pakistani port near the Iran border, UAE companies unloaded a treasure trove of investment projects on the South Asian nation. Limitless, a subsidiary of Dubai World, and Emaar said they would separately build mixed-use developments in Islamabad as well as reshape the port of Karachi with housing, warehouses, office space, recreational and entertainment facilities, and special economic zones. Pakistan hasn’t chosen a Gwadar operator yet, but Dubai World remains the preferred bidder, and with good reason. No other ports company can boast the backing of a billion-dollar real estate subsidiary such as Limitless ready to join in with complementary projects, plus other UAE developers like Emaar seemingly ready to do the same. Intoxicating mix The same is true in China, where Damac Properties recently announced it would build a Dh10 billion ($2.7 billion) commercial and residential development around Tianjin Port, which is being redeveloped by a DP World-led joint venture. Taken together, the offerings present countries an intoxicating mix of development, dollars and expertise that would leave any nation utterly starstruck. The UAE has become an investment powerhouse and when it sets its eyes on a prize, such as Gwadar, it certainly knows how to make its presence felt. Saeed Ahmad Saeed, CEO of Limitless, acknowledged Dubai World’s strategy for establishing a “global footprint across multiple industries” and said Limitless will act as an incubator and master-planner for Dubai World’s real estate projects. Imran Afzal Khan, manager of marketing and financial services at Arab Emirates Investment Bank, said each Pakistan project stands on its own merits as investments. But he added they could also be seen as “clearing the way for the jewel in the crown,” namely Gwadar port. UAE companies will undoubtedly sail on with their foreign investment adventuring.     Dear Khalid… It’s nice to hear that you will soon travel to Gwadar. Best of luck in the trip. If you can travel by AirBlue and take as many update pictures of major roads network, private socities, and Govt projects like Gwadar Industrial estate, Newtown work, and Sangar/PC Zaver Hotel. Also, try to get local update on Port’ development roads and Balochistan broadway. Best of luck and have a safe visit.
