Gwadar real estate business is slow, reason of this is political situation in Pakistan. GDA did a lot development work in Gwadar. Privates housing project badly failed to deliver the develop plot to the investor. GDA is not developing a single own housing project in Gwadar.
Sangar and Newtown and GIEDA, Batail, Manbar etc are projects that are under the control of DC Gwadar and he is project director.
As such there is no problem in Sangar but in Newtown have land dispute due to that map is delayed. Matter is under investigation by NAB.
CPEC project is not limited to Islamabed where record is burnt.China is working on it and there is no stoppage of funds by china.
It is true that a number of anti CPEC groups in and out of country are working to create hindrance but no one will success.
Nazar Sab, in principle you seconded my views posted on 15 September, 2017 about GDA failure. New Town is directly under control of GDA and if this office is suffering from land dispute problem how can one blame private societies. Dealing in Sangar Housing is transparent but plots possession to the owners is an issue there. Ban on transfer and not disclosure of New Town’s full map will emerge as a big scandal on part of GDA. This will be a great victimization to investors of New Town if the in-mapped plots reduce in size. There is another failure of New Town which is mapped L-Block of its phase 4. There exist land dispute and the investors would surely be worried for the lost of their hard earned money. These had not happened incidentally but of greed and corruption.
It is true CPEC is reality and world should awake up of slumber and see this success. However, we all (Pakistanis) should try to be honest in public dealings and should avoid corrupt practices in order to be more successful.
There is a rumor that due to corruption scandals in CPEC projects , Govt. of China has blocked all the CPEC funds including new Airport untill investigations done .

Brother, don’t worry. No one can burn or destroy CPEC record. As caches of these records are saved in hard as well as soft format. Further their replicas might be available at other places. The destine of CPEC is reality and success. For national cause together we all should encounter the anti-CPEC sentiments and their rumours.
Its not true that china has blocked the fund of CPEC project. It is a remour. How ever there are some other reason to slow down the real estate business in Gwadar. All CPEC projects are on way as per plan. No worry.
Aoa. Brother Yaseen, you had rightly said GDA ‘s New Town is responsible for all illegal and corrupt practices. They do these to benefit their blue eyed ones. New Town’s administration has banned transfer and not disclosing full map because they issued files in abundance to their blue eyed, an example of nepotism and corrupt practices . Now there is rumour that the New Town’s administration is reducing files size of the undisclosed map. This act will harm and victimize the genuine file holder and will be beneficial to the mal and illegal practices. will there be any one who can raise these problems to the higher ups and anti-corruption departments (NAB, FIA) so that the innocent people may not be deprived of their hard earned money and punish the culprits?

AOA, thanks Varach Sb. Old Airport runway extension work is completed and Airport is in operation. Authority have extended Runway about half kilometer and widen it. About operation of flight from other airport still not started, hopefully it will be started soon.
2nd New Gwadar Airport stone breaking ceremony was due in sep this year. But still date is not announced.
3rd The prices of open land in Derbella shumalli are 6 to 10 lakh per acre.
4th After the stone breaking ceremony of new Gwadar Airport, price will be minimum three time higher as compare to present prices in nearby location i.e Derbella Shummali.
CPEC a most precious project and Pakistani politics
Gwadar which is the part of Pakistan since 1958 is still facing problem to give benefit of its geographically location and deep sea water. Up-till 90s non of the govt. give attention to it. PMLN during their 2nd Govt. tenure carried out the survey of coastal highway and feasibility report of gwadar deep sea port. Unlucky they do not start work on it.
There after Perwaiz MUsharaf started work on coastal highway and Gwadar deep sea port. Beside putting operational coastal highway , Gwadar port 1st three berth completed and ready for operation in 2006.
Unluckily there after work on port become slow and Perwaiz Musharaf also went in political pressure due to one or the other reason. Gwadar project went in cold storage for next 12 years. This gap of 12 years is not recoverable.
Now the China and Pakistan both agreed to work on CPEC. A project that will give lot of benefit to China beside giving financial benefit to Pakistan.
Any body agree or not, credit of this goes 1st to PMLN and then Pakistan Army. Project gives lot of benefit in energy and road network. Motorway is going to be completed in near future from KPK to karachi and Kashger to Gwadar. A major network of road is under way. After completion of this network, the journey will be easy , cheap and time saving.
China has give the grant for the construction of Gwadar Airport. Stone breaking ceremony of which was expected in sep. this year.
Beside CPEC PMLN has given the nation other wonderful projects, i.e Metro bus service in Lahore and Islamabad, Orange train in Lahore and Green metro bus service in Karachi. Usually we say that it is loss of money but ask this question who daily travel via this comfortable cheap journey.
The no 1, problem in Pakistan was load shedding. If you see the project near completion up-till June 2018, you can expect the end of load shedding by the end of next year.
All was going fine but suddenly what happened Prime Minister disqualified with the order of supreme court. I am in favour of Supreme Court decision. I think this case may be decided on merit. If there is corruption then give the examplery punishment. But if in case the case is prolonged or decided in favour of PMLN then who will be responsible of the loss that we get in the delay of on-going and newly development projects.
My request to all political parties to see the things not as per their own wishes but in the larger interest of the nation. My request is to Mian Nawaz Sharif that he defend his case in the court but not on the road.

The China-Pakistan Economic Corridor (CPEC) does promise to be a game changer. It is a project of a magnitude that will change the economic geography of Pakistan. An earlier project of similar magnitude and impact was the Indus Water Works: the construction of the Mangla and Tarbela dams, along with thousands of kilometers of canals. Resultantly, two crops a year are now grown, where not a blade of grass grew and bustling towns exist in place of dusty landscapes. That was the 1970s and the beneficiary provinces were, largely, Punjab and Sindh. Now CPEC’s western route promises to be a similar harbinger of change for Balochistan, Khyber-Pakhtunkhwa and Gilgit-Baltistan.
However, all projects have benefits and costs. CPEC, too, has its downsides and it would be necessary to identify them and adopt mitigating measures. At times, the mitigation of human and social costs are as important as the project itself. Much depends on how CPEC is executed. To what extent CPEC will be beneficial to Pakistan, will depend on how the component schemes are devised and implemented. Currently, data is scarce. However, there are 12 essential questions, the answers to which will help determine if CPEC will be a game changer or a ‘game over.’

New Gwadar Intl. Airport is a joint venture between Pakistan, Oman and China. The Sultanate of Oman provided USD17.5 million for the airport project, while China plans to invest USD662 million for land development, sea port and airport works in and around Gwadar. Pakistan plans to develop the new facility on a 4300-acre land plot 14km away from the existing Gwadar International Airport. The China Communications Construction Company has been awarded the USD246m project, which is expected to be complete within a 30-month period.
New Gwadar Airport plans to begin construction from Sep-2017 and is expected to be completed between two and three years. The airport will be capable of handling widebody aircraft.
Meanwhile Govt. is extending the Runway of existing Airport to be able for landing of big A/C. So that flight operation could be started from Lahore and Islamabad( direct to Gwadar instead via Karachi).

There are news that Govt. is going to extend the runway of existing Gwadar Airport to facilitate the landing of big aircraft. Presently only ATR type aeroplan can land there. For this purpose Gwadar Airport work will start from 1st july to 31 july this year. After that people from islamabad and Lahore will direct fly to Gwadar instead via Karachi.
Gwadar property business is slow since April 2017. There is no such reason of slowing down property business in Gwadar. There are some problem in Newton Phase-4(plots with out map), hopefully after computerizing its complete data and map, ban will be lifted. As such there is no problem at Sangar like wise Newtown. Still prices are high even few buyer are there.
Two main things are the main reason of slowing property in Gwadar. 1st New master plan, 2nd stone breaking of Gwadar airport and East Bay.
GDA is carrying out work on new master plan. GDA has already invited tender for the topographic survey of Gwadar Master plan, which will cover an area of 1193 sq/km, its mean it will cover all area from Jiwani road to Kapper. Most of buyer are reluctant to buy open land till finalization of Master plan. But after that prices of land will be different.I would like to mention here that prices of land are already very high as compare with other parts of Pakistan.
Gwadar new Airport stone breaking ceremony will took place in next quarter( probably in September this year). There will be hike in prices of plots after the announcement of stone breaking date.
All the owner of plots in Sangar and newtown (plot on map) must hold their plots till the announcement of airport breaking ceremony.
New Gwadar Intl. Airport(NGIA) stone breaking ceremony is expected soon. Its 40% work is already completed. Govt. has invited tender for construction of civil work (terminal building), Apron, runway, taxiways, lighting & electrical work. Airport is located in Gordani at the area of 4300 acre land. GDA has also invited tender for carpeting road that will link from main coastal highway to Airport. Progress is going on and hopefully its work will be completed in given time period. By the end of 2018 New Airport will be operational.
What are current per-acre land price in KiyaKalat (kia Kalat) within Khasra numbers from 267 to 269.
Is this area good for future investment?
Kia Kalat is good place for investment. Subjected that one, who is interested to buy the land must see the exact location himself. Prices at here are different keeping in view the location. The land at the road or close to road have high price as compare to the piece of land inner side far from road. I do not know exactly the Khasara you mentioned location. Any how prices at here at high time were from 6 to 15 lakh per acre.
Now a days Gwadar property business is slow and it will remain slow for next few weeks. It is good time for buying at sangar, Main Jinnah avenue road. new Gwadar Intl. Airport and east bay work will start in next financial year.

There is no symptom that would be the reason of slowing property in gwadar except some hidden hand and poor management in gwadar . i.e
1. Not maintaining proper computerized record of newtown, still thousands plots in newton have no map. A project that was announced in 1986, after 31 years such delayed are matter of concerned.Provincial and central Govt. may see this. A well reputed consultant group may be hired or simply handed over both project newtown and sangar to GDA.
2. Sangar established in 1992,but since 1996 no development is seen at there.
3. Frequently ban on transfer of land is main reason to shake the confidence of investor.
4. water shortage is major issue.
There is a need to deploy some honest and experienced person like Ahmed Buksh Lehri as head of Sangar, Newtown and GIEDA.

These are some very good suggestions that you have suggested. These suggestions should be made available to higher authorities/ decision makers so that investor’s confidence is retained.
Availability of water, obviously, should be given priority. I am a water resource engineer with 25 years of experience. I think that to locate groundwater accurately in Gawadar and to determine the depth, quantity, and quality of the water, several techniques must be used as early as possible. There are various methods available for investigating underground water. The investigations must carry out preliminary surveys in order to collect information which can give them precious data on the places where there is a likelihood of finding water based on Gawadar’s geological map, climatic data and other appropriate information. Detailed analysis should be carried out using dowsing, measurement of electrical resistivity using direct current, PMR or isotope methods etc. GDA should take lead on this.
I am also of the view that “Standard Operating Procedures” for future investment in Gawadar should be prepared by authorities and shared with investors.

Gwadar Development status and real estate up and down trend
Yesterday, I posted here about an explosion, happened in Gwadar due to which three people got injured. This is not good news for investor, seeking investment in Gwadar. Such kind of incident happened all over the world as well as in Pakistan. Gwadar is still small fishing town having population of just 70 thousand peoples. In presence of all security measures such kind of incident in the town are matter of concern. In Gwadar everybody know each other, one have to check new entry in Gwadar from land or sea side. If all new entry in Gwadar is checked and proper in/out record is maintained then hopefully such incident will not took place in the town like Gwadar. Such incident shakes the confidence of the investor’s visit there.
2nd Few days ago I posted here that Gwadar property hike is not artificial, it is just filling the vacuum but suddenly market fell down. Yes it was not artificial but it filled the gap of 12 years. But some hidden hands become active and stop it with reverse. Main reason are;-
1. Ban on transfer of open land.
2. DCO Gwadar notice in Daily Jang on 06 April 2017, about fake file in Newtown phase IV not on map. Notice was not clear and it gives wrong message.
3. Ban on transfer of plots in Newtown.
4. On 12 April 2017 explosion in Gwadar.
If today ban is lifted and peoples are given free hand to buy and sell property in Gwadar, you will see again hike at there.
3rd development of some mega projects is very slow. Main reason to stuck the property in future will be the following;-
1. Still new gwadar Airport and East bay express stone breaking not took place.
2. Work on energy projects and water should be put on priority. Electricity is being imported from Iran where as there is no main source of water. Only there is Acra Core Dam, which is already silted and dry. The other small dam is sod core, which have not enough storage capacity. If there is heavy rain, then there is storage of water for three month only. Last year there was extreme shortage of water and this year will be more serious than last year. Now peoples in Gwadar are purchasing water through tanker that is too costly water tanker. In such condition what one can think about smart mega city? 70 thousand peoples are thirsty of water, how a half million population needs will be made for daily and construction uses. There is urgent need for the arrangement of water.
3. More security arrangement needed so that any visitor feels himself safe in Gwadar.
4. Gwadar smart city master plan is not finalized due to which there is confusion among the investors about acquiring of land by the Government. New plan may be published and land acquiring plan also be published so that investor feel free to go on investment in Gwadar.
5. Map of Newtown Phase IV may be prepared for those plots which are still not on Map.
6. Facilitation counter for investor may be established in Newtown, Sangar ,GIEDA as well as for open land on the pattern of Bahria town and DHA.
7. All record of all plots and lands may be computerized and transfer of plot facility is provided in major cities ie. Peshawar, Quetta, Karachi and Islamabad. Presently system of Sangar is better but for other is not satisfactory.
If all measures is adopted most of Pakistani, likes to invest in Gwadar and in the same way we will gain confidence of foreign investors that are seeking their investment in Gwadar. If we want to see Pakistan a rich developed country then please deploy honest, intelligent and hard worker in Gwadar and on other project related to CPEC.
No doubt if govt. become serious to uplift Gwadar, any one will see visible change in Gwadar.

Today few hours ago an explosion took place in Gwadar at Airport Road near real estate Market. IED was planted in motorcycle. Three peoples injured. This will shake Gwadar property business.
Dive to the price hike those who are in need to buy cheap lands in Gawadar trying different means to bring down real estate market as it was a small scale explosion explosive materiel was installed in a motorbike the security of Gawadar is more better then rest of the country.
Gwadar update- Audit/ land record computerization- Newtown /open land
On 06 April 2017 Gwadar DCO published an awareness notice in Daily Jang about the fake file in Newtown Phase-4 not on map and asked the file holder to verify it from project Director office Gwadar.
Transfer of land and Newtown is stopped till completion of record both Newtrown and open land that will take time. Till time all investors, who purchases open land or plot in Newtown especially in Newtown Phase IV may verified and computerized it. All allotted, who have still manual file in Newtown all phases, get it computerized. Transfer of land in GIEDA and Sangar is open becoz at here all record is computerized since start.
Due to ban on transfer in Newtown /open land, even for few days, property in all gwadar is seeing down trend and this will continue for next few months. There will be next move after Clarence of all record and re-opening of transfer. It is time of worry for all dealers making deal in Gwadar and for plot holder in Newtown, who has not verified their plot; they will face hard time in coming month. Also there is no Bann on transfer in Sangar but due to ban in other areas, also affected Sangar and prices here reduces about 40% since last two week only.
Gwadar Update – Buying/Selling plots and open land
Now a days properties all over Pakistan have lower trend except Gwadar. Main reason of it is CPEC project. Investors thinks that with the passage of time and with the development of Gwadar, there is potential to gain profit.This thinking is correct, subject one made investment in proper place. I will discuss it later.
In mid of February to mid of March 2017, prices in all area of Gwadar rises up. In prime location it rises 150% to 250%.After 15 march 2017, it slow down about 20 to 30%. Still rates are very high keeping in view the development status in Gwadar.
Plot/land owner demand is very high. Suppose at Main Jinnah Avenue demand of one acre is from one crore(10 million) to 12 crore (120 million), where as its actual price of one acre is in the range 50 lakh (5 million) to 07 crore(70 million).Similarly at marine Drive demand is 350 lakh to 1200 lakh, where as actual price is about 75 lakh to 500 lakh (commercial plots having size of 220 sq/yd to 1000 sq/yd).
In newtown Phase 1 to 4, all plot available on map demand is from 55 lakh to 100 lakh plus for residential (from 500 to 1000 sq/yd), actual price is 35 lakh to 65 lakh plus and 1000 commercial in commercial zone should be from 75 to 150 lakh (220 (sq/yd to 1000 sq/yd).
At Sangar residential plot prices should be in this range. Phase-1, having size of 400 sq/yd 50 to 75 lakh, 600 sq/yd 60 to 85 lakh, 1000 sq/yd 100 lakh to 130 lakh. commercial plot having size 1000 sq/yd 200 lakh to 350 lakh.
Sangar Phase-4, commercial plot of 1000 sq/yd price range is 180 lakh to 350 lakh(keeping in view the location).
One may calculate the price in Sangar Phase 2 and 3, 20 to 40 % lower than above sectors.600 sq/yd residential plost that are in non develop area phase-2 extension is being trade above 50 lakh, where as its actual range is about 35 lakh or less.
Similarly open land is not possible to mention here but prices here are very high in far flung area, so investor kept in mind the future development and time period.
Investor must buy land or plot after verification from concerned authorities in written and made agreement direct with owner or trusted dealer only. Please do not buy plot in any society that not exist on Map.
Please note it that what is the reason to make hike in prices more than their actual weight, If there is development then we may think it, still there are problem of water,sewerage, electricity, gas, medical and many other.Still Gwadar have long journey to develop and prices will be rises gradually. There is a lot of potential in gwadar to gain price hike but not in minute, hour, day or week but years time is needed.
I suggest all investors must go on investment in Gwadar but on prime location that are already mentioned in previous comment.Be aware of fraud and fake document.Avoid from trading and save your money.

It is matter of great concern that like other parts of the country a fraudulent group is doing the fraud in the name of gwadar various properties, suppose they will offer a land or plot at cheap rate and try to get token in advance, where as they have no original document. I cautioned the peoples be aware of it and made the deal with genuine peoples and trusted dealers only. More ever there is no symptom of property down trend, therefore people do not sell their property at low rate.

I am really impressed with you analysis of Gawadar and your insights. I have been trying to invest in Gawadar but due to recent price hikes, I shied away and I think I need to change my mind. I will speak with you and get your insights as where to invest in Jinnah Avenue. Also your analysis of investing in high rise/ commercial for the future is very valuable especially your analysis that rates on Jinnah will be the same in 2 to 3 years time. The rates seems to have gone beyond expectations in all 3 Mozas,Dor Ghatti, WASHIAN Dor and Chabkal mattii. I started off a deal on Jinnah Avenue high rise 2 months ago when I was quoted the rate of 50 Lakh/ Acre for a piece of 4 Acres with one Acre front in Mozah Chabkal mati. Now I cant find the last even for I corore 20 lakh / acre in the same mozah. Yu have now analyzed that by 2019, the prices will be ten fold and more or less the land on Jinnah or Marine Drive will have same rates per acre. What do you suggest for the investors like me who are not in Gawadar and are unable to mature a good deal due to price hikes on daily basis and unpredictability which prevails as to whether the prices will keep moving up or will come down.

Now a days real estate business in Gwadar is boombing. Its happens after 12 years. Last time boom seen in 2005 but it was temporary. Now the hike is due to CPEC. And it is permanent phase, may be some time up and down is seen but with the passage of time property prices will go up.
Question is this where one go for investment in gwadar property. Usually peoples go on investment with out proper study or on the other side waste a lot of time while doing the study. Correct way is to do study for investment in short time period and go on investment at prime place and short term.
For good investment Main Jinnah Avenue road, Marine Drive and Sangar are the best for good return in very short time period.
At Sangar usually, there is very high demand for the commercial and residential plost on sea view and North view. The price of such kind of lot plots are double than the plot on other location.
One have to understand that there will no plot sea view or north view except on 132 feet road. Because there will be more construction of resort or other on sea view side and same north view.
According to me the most vulnerable plost are corner because , it have to sides for commercial activities. I suggest to investor,s while going on investment at sangar for purchase of a plot must go for buying of corner instead of SV or NV. more ever whrn business activites took place the in all area,s will be the same.
Similarly at main Jinnah avenue Road, plost prices for one acre are from 75 lakh to 450 lakh. No matter why one go for buying on higher side , he may get the plot on lower price. When construction will took place and business activities took place all main Jinnah Avenue will be prime.

Gwadar Port Authority is acquiring land measurring 19600 acres in Mulla Band ward , Door ghetti, Washion Door, Shankani Dar,Sur bander, Derbella, Karwat and Kapper areas. Now DCO Gwadar will issue a notification under section-4 and will mention the each khasra falling in it. If anyone already did buying , he/she may check it. Payment will be made as per declaration of rate of each area. For future buying may verify it from concern authorities.
Now Any kind of land East of gwadar that ideclared for industrial area in master plan, buying is risky because all govt plan falls in this area. Investment in any of govt project is safe.
One may go for investment in open land falls in residential area as per GDA master plan. I suggest one may buy land falls in master plan, buy out of master plan may be cheap but will long term and risky.

1. Main Jinnal Avenu Road side being high rise.

Sangar Housing Project Gwadar- Beautiful location in polluted free area, situated at Koh e Batel in the sea having height of about 266 feet.
There are very few places of land in the world that have such location likewise of Sangar Housing Project. This beautiful project was 1st launched with the idea of then DC Gwadar by Baluchistan Government in 1992 at the area of 1500 acres land. A consultant Group from Karachi was hired for it and development contract was awarded to SECO Company.
All area is divided into four phases, Phase one to four. Phase one to three are residential having facility of commercial area, school collage, park, mosque, play ground with all other facilities. There are plots having size of 400, 600 and 1000 sq/yds and also commercial plots of various sizes. In phase-4, there are commercial plots from 100 sq/yd to five acres. From 1992 to 2002 there were nominal charges. All development of all four phases is done till 1997 by SECO company.
After construction of Coastal Highway and Gwadar Deep Sea port many investors from all over the world invested in Gwadar as well as in Sangar Housing project, thus in 2005 prices rises 100 times. Thereafter in 2007 due to terrorism activities and bad law and order situation in all over Pakistan all Gwadar properties went cold storage and there was no buyer from 2008 to 2013 end.
PMLN took over the Govt. in 2013, they again started work on Gwadar development, It is mentioned here that Makran coastal highway and Gwadar Deep sea port both projects were initiated by the PMLN govt in their previous tenure, Good luck Pervaiz Musharaf started work on ready projects.
In 2014 after announcement of CPEC Gwadar again become attractive for the investors and by the mid of 2016 again prices reach at the level of 2005.And at the beginning of 2017 price at Sangar , Newtown , Marine Drive and Main Jinnah Avenue gone out of the reach of a common middle man investors. You may see the price range at sangar for 1000 sq/yd commercial plot are in the range of Rs 15000000/- to Rs 35000000/- and for residential it are about RS 4000000/- Rs 8000000 for different sizes of plot. Residential on the line of Sea view are double to it.
After success of Sangar Housing Project and demand from public Govt. of Baluchistan allocated 1000 acres more land to sangar Housing project. Plots having size of 600 sq/yds residential alloted to the locals. Such plots are still cheap being none develop and down area at the cost of Rs 2200000/- each in open market on re-sale.
It is expected that after fully operation of Gwadar seaport and Gwadar new airport in the beginning of 2019 prices will shoot up to ten times more than the present prices.
Usually peoples spread over the rumor that sangar will be given to china, it is nothing except to divert the peoples from Sangar being most attractive place and to divert them to cheap land far away from business point of view. I would like to mention here that in past Govt of Baluchistan cancelled the Sangar Housing project due to that, allottee went to the Baluchistan High Court. Court restores it. Therefore after decision of the court all kind of rumors have no weight.
Moreover Govt. of Pakistan already handed over 2500 acres land to china on lease, therefore creating such rumor is nothing except to giving loss to investors.

Gwadar Business Update
Gwadar a fishing village is becoming a smart mega city and world future economic centre. A few years ago Gwadar was nothing more except a fishing village, which is still seen at there. The dream of sand becoming gold is coming true. Still the peoples are shy to go on investment in Gwadar or doing the wrong investment. I would like to update about the development projects status in Gwadar and forecast about future keeping in view of Pakistan and China(CPEC) projects.
All propaganda in and out of Pakistan is gone beyond the things to get benefit from Gwadar. Soon or later most of the countries will join this project. The investor or common men that are still shy to go on investment in Gwadar are looser.
GDA already did a lot of development work on the Gwadar road infrastructure. Last year GDA asked the bids from consultant to re locate the old Gwadar town. Hopefully they have hired a consultant to plan its relocation. This will took some time but ultimately it will be relocated being the part of master plan. .
China will start its regular Gwadar port operation probably in next month. Beside this China also start work on New Gwadar Airport and East Bay(Demi Zer). Both project Ground Breaking ceremony will took place in February 2017(next month).China have planned to have oil refinery and steel mill in Gwadar.
It is expected that at the time of Ground breaking ceremony of Gwadar Airport, prices of open land , sangar and Newtown will rises especially at main Jinnah Avenue.
Ground breaking ceremony of new Gwadar Airport and East Bay DemiZar will took place in february 2017 by china.
Its a time when there will be boost in land prices in Gwadar. Probably at the time Ground breaking ceremony prices of open land will boost more then 100%.
Again peoples will see property boom in Gwadar in the month of February and March as it happened in 2005.
Gwadar-Kashger , CPEC
1. Project was 1st proposed by Perwaiz Musharaf.But postponded due to political instability in the country.
2. The subsequent government of the Pakistan Peopleâ€™s Party proposed it again when President Asif Ali Zardari invited heads of all the political parties to a Luncheon in honour of the Chinese Premier Li Keqiang at the Aiwan-e-Sadr on 22 May 2013
3. Two months later, Pakistan Prime Minister Nawaz Sharif met with Premier Li Kequiang in China to discuss further plans, resulting in the full scope of the project to be devised under Sharif’s tenure. In November 2014, Chinese government announced its intention to finance Chinese companies as part of its $45.6 billion energy and infrastructure projects in Pakistan as part of CPEC.
4. On 20 April 2015, Pakistan and China signed an agreement to commence work on the $46 billion agreement.
5. Work on a number of projects is going on under the umbrella of CPEC.
6. After completion of these projects, Gwadar port will be in full operation by 2018.
7. Pakistan economic growth will rise to double and there will be millions of jobs after completion of CPEC project.
8. Since announcement of CPEC project, Gwadar real estate market boost and hike in prices is seen in all kinds of lands many fold.
9. Just imagine there was no buyer of a 1000 sq/yd commercial plot in 2015 at 35 lakh, that is now above 2 crore.
10. It is expected, that there will be hike in prices in future with the same ratio.
11. Now the CPEC project is at such stage that there is no option except to proceed further.
Credits goes to PMLN government and Pakistan Army as well as all Pakistani except the anti element.
DCO Gwadar Banned on transfer of land for next three months. GDA also banned for issuance of NOC for any kind of society development for six months. The reason is stated to have a development of Master plan for Gwadar Mega smart city. There are rumors that duration of ban will be more than given period. It is not still clear that ban is only for open land or for all kinds of land including Govt and private projects running there.
Since 2005 none of the government or private housing society did the development work up to mark. Even many did zero work at there and sold the plot inland and abroad.
GDA had issued NOC to a number of private developer/builders. Details are as under:-
Residential 75 with a total area of 12677.604 acres land
Industrial 15 with a total area of 2174.87 acres land
Commercial 06 with a total area of 299.84 acres land
Recreational 04 with a total land 381 acres
Building 13 NOC.
All NOC have been issued from January 2004 to June 2016.
All 13 NOC of Building stand expired. All 04 Recreational NOC also stands expired. Out of 06 NOC for commercial 04 have been expired whereas 02 have been restored conditionally. Out of 16 Industrial NOC,15 have been expired where as Akbar industrial Park is still valid. Out of 75 residential 60 NOC have been expired, where as 14 NOC have been restored conditionally and only one of Marines homes is valid.

Why NOC have been cancelled or restored conditionally, because none of the housing society did the development thus violated GDA laws.
Now when there is ban on transfer of land, mostly investor will be interested to invest in private housing projects, but they must see that since announcement of project what is the development on ground.
It is very disappointing that few lobbies in political, media and abroad are busy in propaganda against CPEC project. Anti CPEC group have their own interest, not for peace or to see economically strong Pakistan.
What India says, every one understand that why India is against CPEC.
But what about Pakistani media and politician, those are securing their points to spread negative propaganda. Usually they claim that China involvement in Gwadar is risky due to:-
1. 46 billions USD is a loan with interest.
2. Contract is awarded to those china companies that are corrupt and defamed.
3. China will hire own peoples in their project and future industrial/ commercial zone.
4. After getting heavy loan Pakistan will be a colony of china likewise east India Company.
5. There will be flood of china cheap goods/ product, due to which Pakistan industry will go in loss.
It is surprising that why Pakistani peoples even politician and media are going to propagate it for just to accomplish their own desire. In past as done in Kalabagh project which is still politicized and Pakistani nation is paying high price who are facing problems due to shortage of water and electricity. Same thing is repeating here. If there is no Gwadar port then Pakistan forget to have comfortable life for them self and for the coming generation.
Gwadar Port is a natural deep sea port and a gateway to china, Russia and central Asia. After operation of Gwadar port about 25% world trade will be via this route. And Pakistan growth rate will be double and with passage of time it will increase many fold.
Gwadar become the part of Pakistan in 1958, till 2000 nothing was done at there, except PMLN Govt in their last tenure who carries out the survey of Coastal highway and Gwadar port paper work. Credit goes to Pewaiz Musharaf, who started work and completed Coastal highway from Karachi to Gwadar and started work for the port. 1st phase having 3 berth completed in 2005. Unlucky, one or the other reason no progress is made till 2013 due to which Gwadar Port remain un-operational. PMLN Govt during their present tenure again started work on the port and started work on Gwadar as well as in all Balouchistan pending projects.
One has to understand that what the Gwadar position without coastal highway was? All eatable items, oil and other daily need things reach there from Iran, only 14 km road having many crater was there. Now after 6 to 8 hours anything from Karachi reached Gwadar, even it is a great facility for patient etc.
If any country has the natural resources but it failed to dig out and utilize them then how is an unlucky nation?
China is providing 46 billion USD for CPEC. All is not loan but if it is loan who will give you the money for your own development project. One should see if there is motorway from Peshawar to Karachi and Gwadar that will connect all major cities and towns all over the country, who will get the financial benefit of it.
No doubt China is hiring their own peoples for their project and in future they will hire them, it is their mandate.
China is going to have a steel mill in Gwadar and similarly a number of countries shown their interest to have oil refinery at there. After all there is lot of opportunity for Pakistani to have millions of jobs. The Pakistani who is providing their services abroad may shift in their own country and will serve with pride.
No doubt there is corruption at high level in Pakistan. You have seen what is happening to Pakistan steel mill, Pakistan Railway and PIAC, If China will deploy/hire their own men then it is becoz they have to run the project. Question about the corrupt and defame china companies, answer is simple that contract is award to them by China government, how it is possible that they will award the project to a failure company, If yes then we may say China is a corrupt country, If again yes then how it is becoming a great power.
Gwadar Port (warm water) was the dream of USSR to reach at there; it breaks into pieces but could not achieve its goal. Now when it is being developed with help of a friendly country then why the people have pain. Pain Is due to that that PMLN if succeeded to operate this route then no will be in position to defeat them in next election. All anti CPEC propaganda is game for next election to defame ruling govt. Thatâ€™s why media and few politicians started negative propaganda against CPEC.
I am not defending the PMLN Govt. But anyone can see the development they carried out all over Pakistan especially in Baluchistan.

No doubt Gwadar is a unique one. A small fishing town located about 600 km away from Karachi on the southwestern coast of Balouchistan was the part of Oman That Puchased by the Government of Pakistan in October 1958.
A Deep Water Report was issued in 1954 by the United States Geological Survey. The head of that survey team was Worth Condrick who said that â€œGwadar is a sea port made by natureâ€. Anyone can realize that Pakistani Nation found treasure buried under the rock.
Now it is the time to dig out that rock and found the treasure. CPEC will do all that.
Gwadar Real estate business update
Since last week there are +ve sign on Gwadar properties. A plot having size of 600 sq/yd (developed) residential at sangar went down from 38 lakh to 25 lakh in last quarter but now it went to 30+ for general category plot. The plot in phase I or at prime location are about 45 lakh Max.
Plot in sangar extension having size of 600 sq/yd( non develop) are not more than 23 lakh.
It is surprising that plot having size of 400 sq/yd (develop) residential prices are higher than 600 sq/yd. A general plot is about 32+, whereas prime location plot is about 35+.
Plot having size of 1000 sq/yd develop residential for general plot are about 40 to 45 lakh, where as prime location plot in phase I, are about 75+.
Commercial plost prices are much higher, usually many peoples are reluctant to sell out the plot with hope that in near future prices will be many fold up. Now a plot having size 1000 sq/yd is in the range of 14 million to 17 million and a prime location may be about 25 to 35 million.
In this global world, any country, that has, economic growth/potential, can attract the world toward her. Those are energy resources, technologies and trade routes. Beside all this most important is political/ security situation of the region.
Pakistan has lot of energy resources but due economically weak position, not in the position to dig it out and gain the benefit of it. Similarly technology is a subject that can only be achieved when Pakistan will be in sound economically position.
How Pakistan would be economically sound, it will be only possible, if political situation will be in favor of the country, not for personal desire and security situation of not only in Pakistan but of the whole is favorable.
Pakistan geographically situated at such place, where it can be hub of international trade activities. Luckily Gwadar is a part of Pakistan and close to Strait of Hormuz. A lot of development so far is done and still Gwadar is in development stages. If the same continued in positive direction, then by 2018, it will be in position to start trade activities within Gulf, African, western, central Asia and China.
Due to this project, China will be the major beneficial and Pakistan will be the hub of business activities. Due to this project there will be direct road connect of Gwadar(Pakistan) to Kashger(China) (having distance of about 3000 km ). After operation of gwadar seaport, china will save more than 60% expenditure that is being incurred for transposition. Suppose if China import oil from gulf through its old route i.e. strait of Malacca, it took 45 day to reach at south china (china border) having distance of about 12000 km. to further transportion the same on western border at Kashger, it have to travel more 4500 km and more time. Thus China via Gwadar will reduce distance and time both.
Pakistan will be the 2nd beneficial after China, due to development of its road, power generation, employment, foreign investment and other business activities. After 2018 Pakistan economically will be better and with passage of time it will become a strong. .When Pakistan economically became strong, and then Pakistan will be in position to explore its energy resources with best technology.
With all this literacy level will be improved and health facilities will be far better. Pakistani that goes abroad for education, jobs and medical treatment will get here at their door step.
All this is not only a dream but we can see all this with our own eyes, if we are sincere with our country.

SUGGESTION TO THE GOVERNMENT ABOUT GWADAR â€“ GOVERNMENT AND PRIVATE (HOUSING & INDUSTRIAL) PROJECTS
Govt. of Pakistan allocated/released hundreds billions of funds for gwadar development since 2001. Coastal Highway is completed before its given time schedule by FWO. GDA is working on four main roads in Gwadar, i.e. Main Jinnah Avenue Road, Marine Drive, Pedi Zer and Balouchistan Broadway roads. There is a plan to construct 24 more roads within the master plan, Although the speed of work at here is not up to mark but development work is going on. GDA performance is quite better than other Govt. departments at gwadar being newborn department. I had already written enough in this regard and posted at http://www.gwadarcorner.com, my articles in the name of GWADAR REAL ESTATE BUSINESS FUTURE UPDATE 1, 2, 3 and 4 are available at said web site. Main purpose to post this note is to highlight important issues due to which all Govt. efforts to develop Gwadar are in-effective.Detail is as under:-
Newtown is 1st housing project started in 1986 with the efforts of Senator Ishaq (late) to accommodate the low cost locals at reasonable prices i.e. Rs250 for 500 sq/yd and Rs-500/- for 1000 sq/yd plot , later on its prices increased to Rs 5000/- and Rs 15000/- respectively and was extended up to four Phases. Before 2001, being no attraction none of outsider (non-local) was interested to have a plot at here. Only locals and few Govt. or civlian peoples working at gwadar got allotted plot. After stone breaking ceremony of coastal highway and deep seaport it gain value and its prices rises up to 18 lac for 1000 sq/yd and 13 lac for 500 sq/yd plot in phase-IV, whereas plots in Phase-I were more costly. Taking advantage of highest prices in this area local politician and local Govt. officials made the fresh allotment in this area on plea to accommodate locals and a number of duplication was also happened. It is surprising that still there is map only for phase-I and II, where as there is no Map for phase-III & IV. No doubt that town planner Newtown have not enough land in this area to adjust all peoples, who got allotted/purchased plot. Interesting at here is that most of localâ€™s allottee sold out their plot to investors at highest prices. What will be the position when they will find no land for their plot in Newtown Phase-IV? After completion of Main Jinnah Avenue Road this area will be the 1st residential area of gwadar and will gain value in near future. Still gwadar district management is sleeping on it and is not publishing map for Phase-III & IV. Similarly after floating of map its development is needed to uplift gwadar because this will be the 1st colony of new gwadar. There is one more interesting thing that since last many months there is ban on transfer that is also one of the main reason to de-value land price at here. It is suggested that: â€“
(1) This project may be given to GDA with all record to handle its matters and for further development.
(2) Responsible Native of Balouchsitan, who have complete grip on the matters of gwadar may be posted there as town planner under the control of GDA.
(3) Map of Newtown Phase-III & IV may be published.
(4) Ban on transfer may be lifted.
(5) Development work in all Newtown may be started.
(6) All record of plot may be computerized and confirmation is made when any of plot owner ask for it in person.
(7) Some nominal charges may be imposed for confirmation of plot.
(8) All people who got allotted plot or purchased on re-sale may be adjusted.
I hope after adopting this there will be positive change in Gwadar real estate market and investors will gain trust.
Sangar Housing Project is one of the unique project announced in 1992 with efforts of then DC Gwadar Jan Muhammad Dashti and then C.M Balouchistan Taj Mohammad Jamali. Initially there was only Phase-I but thereafter due to great public response all over Pakistan and its beautiful location (being its three sides surrounded by sea and at reasonable height from sea level)it was extended to four phases and about 4500 plot were allotted.Initially plot at here were booked at nominal prices. Most of locals have sold out their plot but mostly out sider ( non-locals) retain it. 1992 to 1996 development work was done with keen interest but there after its development work got slow and since announcement of gwadar port no development work is done at there. It was good if with the opening of gwadar port, development work was completed. but it is a matter of great concern that still there is no electricity, water etc. The important thing to note here is that Sangar management published an ads in news papers in which all allotteee have been asked to submit construction map of the their plot, other wise heavy fine will be imposed. One can think how there will be construction in absence of basic facilities with in three month the time given to submit the map. Other important thing that all Old allottee who have been issued the possession letter after making the payment of all dues, now again Sangar management is asking through local news paper ads to deposit additional development charges at the rate of Rs 300/per sq/yd for residential and Rs 400/- per sq/yd for commercial. Its amazing that the person who paid only 45 thousands for a plot having size of 1000 sq/yd, now again have to pay Rs300000/-. ( three lac). It is interesting that a person who booked plot before 2000 when there was no sign of port, how he will mï¿½nage to pay a huge amount now. It is surprising that no intimation letter is issued in this regard. Management is asking these additional development charges when one wanted to sell out his/her plot. Due to all such factors being most famous and costly housing project, its re-sale value is much lower then the project announced by private housing societies.
I have following suggestion to upgrade this fine project:-
(1) On the pattern of DHA a Authority at Sangar may be established to take over the management of this project.
(2) Role of C.G ( consultant group ) may be restricted up to consultancy services only .If possible Authority can enroll own consultant.
(3) All record may be taken over from C.G and Govt. official may be deployed on it.
(4) Already more then 4500 plots have been allotted; only a small piece of land is still there, not allotted.There is a plan of Phase-V. There is suggestion that no fresh allotment is made except to adjustment of old allottee. Remaining land may be kept for Govt. utilization for future needs.
(5) In any case if Fresh allotment is necessary may be made on open merit on the pattern of CDA.
(6) Development work may be started at here. A committee of expertise is constituted to monitor the development work.
(7) If in any case additional development charges are necessary then installments time schedule is given to the old allottee who can pay on easy installments.
(8) There will be no interference of any politician, Govt. officials in this project; however GDA may contribute at here being the only govt. department working at gwadar front, better then other Govt. Departments.
(9) All Govt. officials, C.G employee, Govt Contractor are strictly banned to act as property dealer.
(10) Web site of this fine Project may be launched.
Gwadar Industrial Zone (GIZ)
Gwadar Industrial Zone is one of the fine Govt. project, located at reasonable distance from Gwadar city (i.e. 40 kilometers from Door Ghetti). It will give good results in future. It is a good initiative by the present Govt. Initially it was announced at one thousands acres land. The cost of one acre is fixed 15 lac/acre, having plots from 1 to 5 acres, for industrial purpose only. Allotment in 1st Phase is almost done and hopefully work on 2nd phase is in progress. C.G (consultant Group) who is doing the Consultancy at sangar is again at here. Contract to install desalination plant is awarded and hopefully it will be completed in next six month. Beside govt. efforts to boost gwadar in all sectors still there are many problems at here like Newtown and Sangar and are as under with suggestion:-
(1) Price fixed for one acre i.e. 15 lac which is to be paid, one lac down payment and remaining in 8 equal quarterly installments (i.e. one lac and 75 thousands). I think it is too much because land cost at Karwaat is in the range of one to two lac per acre and investors can purchase 15 acres instead of one acre. If this big amount mean for development then also it is much higher. Some consideration to reduce this amount is needed on easy installments, so that people thinking for small industries can mï¿½nage this.

Presently there is an office at Karachi, located at SIDCO centre in a shop of Balouchistan Handicraft., M.B Magsi is its project director who most of the time is not found at there and application forms are not available. Many Pakistani living abroad and in Pakistan are interested to invest at here but they face problem due to not availability of set procedure and easy access plate form. It is suggested that some arrangements may be made so that every one who has some financial position and is not a trader/broker to go on investment. About more then 65 private housing projects have been issued NOC by GDA in Tehsil Gwadar and out of tehsil gwadar to the residential and commercial projects. Some project are located at prime location and will be developed in next 5 to 10 years time period but most of projects will take lot of time whereas many of project owner is seems to fled away after collection of money in next few years having no development . It is ground realities that NOC for some project is given in non settle area and in far away areas about 40 to 50 Km distance from Gwadar central point..GDA has procedure to pledge some part of land and after announcement of project also seal the 10 % of amount received from allottee, where as the remaining 90% amount is released to project owners. There is another issue GDA also asked the project owner at the time of issuing the NOC that desalination plant is purely responsibility of project owner. To over come this I have the following suggestion:-

(4) All transaction is made only trough banks and no cash is accepted by any of the project owner directly from allottee.
(5) Banks transactions record may be monitored by GDA and amount may be released only on proper contract agreement with contractors as it is done in Govt. Department. Bank may not be allowed to release any kind of amount with out approval of monitoring authority after scrutiny / verification of work. Amount may not be released to project owner except the amount fixed for their day to day expenditures to maintain their offices. (8) There is a simple calculation that an investor just buy a piece of land from ten thousand to ten lac per acre and float in the market just after making expenditure from 7 lac to 17 lac per acre at the rate of 50 lac to six crore per acres. If GDA ceased its 10 % amount and project owner left the country after getting a huge amount from its client, leaving 10% in bank, no development in the project and left the desert for its client. Then what will be the position. So there is a need to protect the allottee right at this stage and counter arrangement may be made. (9) Except New world city (A project of Taloo Builders) there is no development sign in any other projects except to fixing sign board and that too by few of them.

It is located about 45 km from Gwadar Seaport at Karwat on south side of main coastal highway. GIEDA is the authority to develop it.
It consist of 3000 acres land. At here there are two kind of plot, Industrial ( for small industries) of one, two and five acres. In Phase I, about 1000 acres land have been allotted to various allottes and is under development phases. Generally all allotment have been made and now plots are on resale.One acre land is about 23 lakh with own money, whereas its land cost is 15 lakh, thus a total amount is required about 38 lakh to purchase from the open market. It may be vary from 35 to 40 lakh.
For 400 sq/yd commercial plot, original price is 3 lakh and one can buy from open market from 18 to 22 lakh.

Now motorway M-8 is about to complete and the route from Gwadar to Kashger about 3000 km is ready for transportation. In 2018 port with other required facilities will be ready for full operation.
Presently there are three berth at gwadar port, work on other five berth is going on in 2nd phase. There is a total capacity of 120 berth. One can imagine that what will be the business activities at Gwadar when all 120 berth will be in operation.Although it will take time but it will happen soon or later.
The peoples who have invested from 2003 to 2005 are now getting 400% profit and the people who will invest now will get the profit of same ratio.

Today I read an ad in which there was offer to sell out a file booked in the one of housing society. The demand was only Rs70000/- against paid amount of Rs 93000/- loss of 23 thousands. The point at here is why file owner is offering on loss. Reason is because there is no sign of development and project is not located at prime location which could be developed in next five years. My suggestion was not about to calculate any economic formula but need immediate attention to do some work on it. If in any project there is no development for the last 10 years then there is no blame to other except project developers or Govt. Coastal Highway is completed before its given time schedule by FWO. GDA is working on four main roads in Gwadar, i.e. Main Jinnah Avenue Road, Marine Drive, Pedi Zer and Balouchistan Broadway roads. There is a plan to construct 24 more roads within the master plan, Although the speed of work at here is not up to mark but development work is going on. GDA performance is quite better than other Govt. departments at gwadar being newborn department. (5) In any case if Fresh allotment is necessary may be made on open merit on the pattern of CDA. (6) Development work may be started at here. A committee of expertise is constituted to monitor the development work. (7) If in any case additional development charges are necessary then installments time schedule is given to the old allottee who can pay on easy installments. (8) There will be no interference of any politician, NazGovt. officials in this project; however GDA may contribute at here being the only govt. department working at gwadar front better then other Govt. Departments. (9) All Govt. officials, C.G employee, Govt Contractor are strictly banned to act as property dealer. (10) Web site of this fine Project may be launched Gwadar Industrial Zone (GIZ) Gwadar Industrial Zone is one of the fine Govt. project, located at reasonable distance from Gwadar city (i.e. 40 kilometers from Door Ghetti). At Peshakan there will be a fishing village and a fishing JT for low cost fishers. About DHA project , DHA managment will be in better position to put light on it. I suggest to peoples to restrict within GDA master plan and go on inverstment of project located at priime location. Infact implementation of it is deficult due to the reason that still there is no water and electricity connection.Without this how plot holder do the construction. About cost of a plot having one kanal, at there plot are having size of 400 sq/yd and 600 sq/yd.Price is in the range of 12 lac. some old allottee and for good location plot are asking 15 to 20 lac.

I read some post about gwadar investment, infact due to error on page at my end, I could not read all post but I understand the point raised by Mr. Waji. Mr. Waji saying is very much correct to restrict within GDA Master Plan. It is wise decision. But I add that investment may be made at prime location schemes ,which will give good return in near future. For long term investment one can go out of master plan. Many people are buying land out of master plan , keeping in view their own planning. We are up-dating the rates of gwadar, pasni and Jiwani tehsil and will be posted soon. It is observed that usually many peoples ask about plot status at Sangar just to collect the information, infact not real buyers. Any one want any iformation about Gwadar is being provided free of cost. In sangar a number of residential and commercial plot are available with old allottees. We donot take interest in fresh allotment. Now a days prices are very low at Sangar but when you ask any one their demand is very high. I suggest 1st study Sangar map and make your mind and also check the market about the availablity of plot. Usually when you ask any dealer about the cost of a plot they will tell very low price but when you ask about the availability of plot they have no plot except fresh allotmentment. Plots quoted by Akhtar Sb for sale are located in Phase-I Sangar and carry worth value, hope some one will give him good offer. Presently at Sangar business is in Phase-II extension at where most of plots are with the property dealers and they are making artificial hike in prices. As it is already stated that these plots are in new cutting in un-developed area and may be in future some thing could be happened like wise Newtown Phase-IV, where about 641 plots found fictions and still transfer is banned due to duplication of plot. . All record of Sangar is computerized and any one can check it any tine by doing verification. But even then I suggest the investors avoid for buying fresh allotted plot. If any one wants to have a good investments then find some old file from original allottee. I have posted all procedure at this web site in Sangar section. Any one can go there and see the procedure, what kind of plot carry value and is authenticated. I think if any one do some home work will enjoy in future. There is no doubt that it is difficult to do all by an individual but without doing this there is no other option. Plot offered by Ather Sb are at good location and similarly one acre land at door Ghetti. I do not know either these plots are with his own name or just offering of other peoples plot. If he is himself holding plot in his name then anyone can go on buying after verification of plot, land status and similar prices in open market at gwadar. I already posted the general prices of Sangar at here. For land at Door Ghetti, if exact location of land is mentioned then it will be easy for buyer to final the deal.

Creek arena is located at good place. Main jinnah Avenue work is almost 70% completed, after funtioning of this road life will be there. Presently there is no re-sale value at here therefore selling out of it will be not a wise decision. It is a long term investment. Definately who will hold plot such like places will gain some thing. My suggestion is to hold it for next five years atleast.

On the other hand no development work took place since 1998. I thnik if Govt. want to promote this area then they have to do some arrangement for water, electricity. gas etc at here then people will be in position to start construction work and hopefully they will make the payment of additional charges. With out providing basic facility asking for submission of map is not fair. There are also lot of other thing which I think cannot be discussed at here.
GOLDEN PALM GWADAR:- It is for the information of general public that golden palm has 1015 acre land in their possession. Any one who want to get more information can visit their web site. Its front lies at Marine Drive and Peddi Zer Road, for which work is in progess. No one can give exact time when golden palm managmement will complete this project.

Golden Palm Project carry weight being the project of Hasso Group. But one must think it is a long term project and with the passage of time will gain value and its market will become high. If we see their 1st booking price and new booking price there is difference of more than 150%. Similarly if one booked the plot or puchase it today will gain value and after some time one will not find plot at here at today price.Generally market of all pivate housing project in re-sale is not much.Still at gwadar lot of things are needed and govt. is working on it. Golden Palm will be a different kind of project and i hope Hashoo group have a great plan for it. Any person who can afford to wait and have extra money for future investment definetely will enjoy when their will be life in this area. Although development work at here is slow but I think with development of gwadar other area, Hashoo group will do much more here. Main Jinnah Avenue Road, New World City and GDA-5 Gwadar:- It is for the information of general public that Work on Main Jinnah Avenue Road 70% is completed; it is a matter of satisfaction for the people holding plot along this road because it will be functional in next few months. Work in New world city is at peak, roads are being mettled and street light have been fixed; it seems soon possession of plot will be given to the allottee. New World City and GDA-5 both projects are of Taloo Builder therefore after completion of this project they will fully concentrate on GDA-5. Any project lying in Master plan can give result in next 5 to 10 years time period. Investment out of Master plan is not a wise decision.

Thanks shafqat irfan Sb. We visited gwadar in December last year. We visited this area also.It is located at Shabi after Plari Kor. If you have not visited there then there is need to understand about the location and future planning of GDA in this area. When you go toward west bay, just after about 16 Kilometer at where globiz end , there is creek at where rain water falls in sea and water is there in shape of lake(creek). Uptill this area GDA is constructing two beautiful roads having 300 feet width each , one is Marine Drive and other is Pedii zer. Royal Garden is after this creek. If Govt. planned to made access to this area then it need a long bridge over here and this only Govt. can do. there is no chance of such bridge in near future because GDA has lot of work within the area marked in master plan. Because this area is out of master plan therefore I donot think it will develop soon.Moreever the management of royal garden has done nothing except to fixing a pole having name of society. In short holding plot at here is not advisable.

Yes Assad saying are very much correct. There was a time when booking price was 20 lac, which seems very high then market price at there that time.Similar situation is now.But on the other hand I think that Hashoo group will maintain some status and will provide good and safe evironment.Special class will only efford living status at here.There is no doubt it will take enough time to develop but there will be a time when people will feel pride over their decision. One who has enough spare money can do investment here.

It is true that mostly dealer and trader are doing business at here and are trying to trap the real investors at here. I have not enough detail about it but I donot suggest to invest at here.Many other old allottee are offering plot in other area therefore it will be wise decision to buy a plot from old allottee. While buying please kept in mind that presence of selling party is necessary at gawadar at the time of transfer. GDA-5 is located at main jinnah avenue and is one of the good project, many people are offering plot at here, we do not deal at here therefore there is no plot in hand with us.

With out confirmation buying is risky. Farhan Sb, still market is active in Phase-I. Plot in Phase-3B is still in the range of 20 lac and below for 1000 sq/yd plot. Ziaraiat Machi acres price is not stable therefore plot owner have to wait for some period to diapose off it.

You asked a number of questions in one note, I will try to reply all:- (1) Chattani Bel and Zebad den land have problems therefore buying at here is not a wise decision. Land in this area was 55 thousand and 85 thousand respectively in March 2005 and now it is 5 thousand and 10 thousand respectively for one acre. I don’t recommend here to purchase land at any cost. (2) At Gurdani Govt. acquired land and there are news that Govt. is ready to pay Rs172500/– per acre or may be more. Govt acquired land at gurdani, Derbella Shumali and Jenobi. (3) At Karwaat there is 19000 acre land, out of which 14000 acre is of Govt whereas 5000 acres belong to public. Cost at here per acre is about 2.60 lac. (4) At kapper, it is still un-settle area, but there is no any kind of dispute, it depend upon trust, because one cannot do transfer till settlement.
Gwadar Real Estate Business Now a days positive trend is seen in Gwadar real estate market .Prices of plot in Govt. Housing Project and land in acres are going up. Just in this week price of a plot in Phase-I Sangar having size of 400 sq/yd not corner rises up from 10 to 14 lac, where as corner plot is not available else where in Phase-I even at 20 lac and land in acre at karwaat from Rs1.70 lac to Rs2.50 lac per acre.Similaraly other areas. Investment in Gwadar Govt. Housing Project – Update Again Gwadar real estate business is going well mows day. Therefore I would like to update the peoples about it again. Presently Govt. of Balouchistan has three projects. (1) Gwadar Industrial Zone (2) Newtown (3) Sangar. After stone breaking ceremony of Coastal Highway and deep water port , This area become prime and end of March 2005 price of 1000 sq/yd plot went on 18 lac and 500 sq/yd 15 Lac, similarly new plot 400 sq/yd was 12.5 lac. At here all was going fine up till 2000 but there after new plot were allotted having size of 1000 sq/yd, 500 sq/yd and 400 sq/yd on the recommendation of public elected representative, taking advantage of it some illegal things happened there resulted some fictious plot. District administration taken action and forthwith ban the transfer and computerized all system at here. Now if any one want to buy the plot in Newtown, 1st get its verification, if it is verified then there is no harm for buying of such plot if they are satisfied from seller. It is expected soon ban on transfer at here will be lifted. There is now doubt that this is a very 1st population area of new gwadar because old will be re-located. One month ago prices at here were at lower end, a plot having size of 1000 sq/yd price was only 3.70 lac but now it gaining and price is about 5 lac. Sangar This project was started in1992. I already had written enough about this project. This is one of the unique area and really very good place for investment and for own living. Presently it has four sectors one to three are residential, whereas Phase-IV is totally commercial. Phase-V not announced so far. DCO gwadar is its project director. There is no doubt that this project has lot of potential to gain. Presently it prices are in the reach of a common man. PC Hotel is almost ready and will be opened before opening of Port. Plot at here in PC hotel area from O-P to S-T Street are good for buying. Presently last sale of 1000 sq/yd happened in gwadar at 38 lac and similarly a plot at O-P Street having size of 400 sq/yd gone at 15 lac (two days ago). But both plots were at ideal location. In general price of 400 sq/yd in this area is 10 to 15 lac and 1000sq/yd is from 25 to 38 lac. Plot at M-N, J-K are comparatively low. As far as it is concerned about the fresh allotment of 600 sq/yd in Phase-II ext. it is now at 8 lac, few days back it was about 6.75 lac. Mostly dealer and trader doing business at here. Genuine investors are avoiding doing buying at here Phase-II ext). When any one go for buying at here must confirm additional development charges paid or not, additional development charges are Rs 3 lac for 1000 sq/yd , 1.80 lac for 600 sq/yd and 1.20 lac for 400 sq/yd. These have been imposed recently, therefore people holding possession letter prior to this decision have not paid this amount.
I already posted my comment for good business at gwadar. I again suggest only go on investment in Govt. Project. i.e newtown and sangar. Newtown Phase-I is comparatevely high but have proper map and can do construction now , already 1/3 is populated here. presently there is ban on transfer so one should be careful while buying at here. Purchase of plot for new file in newtown Phase-IV is risky being no map in open market. Even then if one found genuine seller and allotment is before 2000 then one can buy at here. Sangar is one of the unique but for time now i suggest only for buying in phase-I close to PC hotel. Never go to puchase of fresh allotment , that will be cheap but may be some problem at later stage. It will be good if you buy an old and authenticated file. It is not in our knowlege about the availablity of 200 sq/yd plot at Sangar or newtown. Hundreds of realestates agencies are working in gwadar and many in other parts of country but because it is a matter of investment, therefore one must do homework because if you made risky deal then there will no backout except to gain loss.

Now a days buying is going on at Sangar. Golden Palm is located at good place but because plot at here have been booked at high cost and so far development work is not upto mark therefore all plot holder at here are suggested to hold it till completion of Marine Drive and Peddi Zer roads along west bay coast and opeing of port, till time may be developer do some work and it gain value. The people interested to buy at sangar are once again suggested to buy old file from original allottee. Dealer at gwadar offer plot fresh allotment at 7 lac for 600sq/yd, there will be additional development charges of 1.80 lac and transfer fee 30 thousands, therefore such plot will come in hand about 9 to 10 lac approx but risky. In pahse III 1000 sq/yd about 15 to 20 lac and 600 sq/yd about 8 to 10 lac excluding additional expenditures. In Phase-I cost is comparatevely high in inside lane 400 will come at 8 to 10 lac and corner will be 12 to 16 lac, it depend upon the location of plot. Some guy also demand much higher then this even 20 lac. I suggest the person interested to buy a plot in phase-I can get it from O-P street to S-T street or in pahse III-B (1000sq/yd) being at top height.

Present Master Plan end about 16 Km on west bay and about 12 km on main coatal highway toward Iran border. Chattani Bel is more then 35 km away from master plan. There are news that GDA will extend its master plan but not confirmed. As well as for some areas like Chattani Bel, Zabad Den, Gurdani and Karwaat is concerned, presently these area have dispute with Govt. and transfer at here is ban. At Chattani bel there is no market being such problem and the people knows about this situation are not ready to buy it at any cost. It is risky investment. I suggest no investor should go out of GDA Master Plan. Further more I also suggest to dealer and investor avoid to invest in risky areas and the areas of such socities even in GDA plan at where there is no chance of development in next 10 to 15 years. For quick profit go to Govt. Housing project i.e Sangar and newtown phase-I AND AIRPORT ROAD. For return in next five years go to main jinnah avenue , Golden Palm, creek city and globez, muscat centre and FTBA. For more then five years go to creek arena, new world city, GDA-5 and few others. You asked cost of one kanal plot in Sangar Govt. housing project. Actually there is no concept of kanal or two kanal. At here presently there are residential plot having size of 400 sq/yd ( corner will be 442 sq/yd), 600 sq/yd and 1000 sq/yd. In phase-I , plot are 400 sq/yd, 600 sq/yd and 1000 sq/yd. Phase-II are 600 and 1000 sq/yd. In phase-III and III-B are 1000 sq/yd. Management has made some additional plot in ext phase-II having size of 600 sq/yd. Usualy accurate one canal size is:- one marla= 272 sqft therfore one kanal come to 5440 sqft. But usually people count 500 sq/yd for one kanal. 400 and 600 come in the range of that size. now a days price of 400 sq/yd plot not corner is about to 10-12 lac plus 1.2 lac additional development charges and if one is going to buy it and need transfer then there is 20 thousand transfer fee. Therfore a plot will come to purchaser from 12 to 14 lac. In case of corner it will be 15 to 17 lac. But no one is ready to sell out corner plot. Because such plot are very limited at here. In Phase-II plot having size of 600 sq/yd are cheaper. one can get plot after complete transfer from 13 to 14 lac. In extension Phase-II fresh allotment is much cheaper then this it will come 9 to 10 lac but I suggest avoid to purchase fresh allotment. Only buy the plot from original allottee at this stage. I already said and agian conveying to all that if one want to do the investment in gwadar must go at sangar. Investment in sangar is ever green and never give any loss. No risk at all. In any case if you have written agreement on Bay Naama on stamp paper of Rs 100/-. then you have to published it in three news papers including one local paper i.e Intekhab. Then after 15 days of its publishing , all paper cutting should be produced then transfer is done. Its better for you to contact C.G rep Mr. Mehmood Yaqoob , who will give you some better guidence in this regardf. I suggest you do not delay the transfer in any case.
Dear Farhan Sb. Transfer of plot at Sangar is done on Thursday, Friday and Saturday (three days in a week). It is done mostly at DCO Gwadar office after having statement of seller. Assalam Alaikum friends I have purchased an industrial plot in a private (with provisional NOC) scheme. After I get allocation, should I expect any letter from GDA? OR that is only for Government schemes? I am bit confused because there is no letter for private schemes from development authorities like LDA or CDA etc but I heard from a friend that in Gwadar there is going to be a letter of allocation from GDA for every plot. Gwader port fully operational: Babar Ghauri
ISLAMABAD, Nov 3 (APP): Federal Minister for Ports and Shipping, Babar Khan Ghauri on Wednesday told the Upper House of Parliament that Gwadar Port was fully operational, however, the incompletion of N-85 highway was the major hurdle in getting maximum output from the port. He said the port had handled more than 120 vessels carrying over 2 million metric tons of Urea and 0.9 million metric tons of Wheat.
Replying to a question, Babar said the completion of N-85 road linking Gwadar with Rathodero would make the port operational for transit trade and local import and export.
So far the government had spent Rs. 2 billion as transportation fee in using the alternate route for the port, he added.
He said the land required for the free zone for establishing port related industries and production of base cargo, had not so far been made available.

Ghauri said that Terminal M-8 of Gwadar Port was scheduled to be completed in 2006, but 50 per cent work was still pending, causing serious difficulties for the importers and exporters. GWADAR: The news that Pakistan’s spanking new strategic Gwadar Port on the Arabian Sea coast overlooking the Gulf region is all set to be taken away from the Port of Singapore Authority (PSA) and is likely to be given to the Chinese may have repercussions that go much beyond its white sand shores, news reports here said yesterday.
Quoting unnamed official sources, the News daily reported that “an understanding to this effect has already been developed at the highest levels but it will take a while before the legal and administrative constraints are removed.”
The biggest constraint remains the agreement with the PSA, which was given the right to run the port for 40 years. However, official sources are confident that the PSA had given them sufficient grounds to revoke the agreement. Apart from its failure to bring a single commercial ship to the Gwadar docks, the PSA has not invested even a fraction of the $525m it had committed to spend in five years.
“The port should have gone to the Chinese, who built it largely from their own investment, in the first place,” says Baloch nationalist Rauf Sasoli, who accuses former military ruler President Pervez Musharraf of giving it to the PSA “to please his American masters.”
It may not be easy for Pakistan as the move has the potential to throw the regional geo-politics into a tailspin. Analyst Farman Kakar sees it as a paradigm shift in what he calls the new Eurasian great game over energy.
The report says this adds a new perspective to the pipeline warfare that was seen earlier as the battle between two competing pipelines – Iran-Pakistan-India (IPI) and Turkmenistan-Afghanistan-Pakistan-India (TAPI). Agriculture minister asserts that funds allocated for Baloch road links are utilised elsewhere
Balochistan Assembly proceedings were suspended for 15 minutes on Tuesday when a number of provincial ministers staged a walk-out to protest against the alleged non-payment of funds by the federal government.
The speaker of the Balochistan Assembly suspended proceedings when lawmakers walked out of the session, saying the federal government and the National Highway Authority had not paid the funds they had promised Balochistan for the construction of certain highways
The minister for agriculture, Assad Baloch, raised the issue on a point of order, saying the government had allocated funds to build a road from Gwadar to Chaman when the Gwadar Port was established.
“A port is useless without a communication network,” he said.
He added that the Gwadar port was supposed to be connected to Chaman, a town bordering Afghanistan, but the road from Gwadar to Chaman via Panjgur had not been built for more than four years.
Pakistan: Officials Prepare Rs 518.559 Million for Port Development
The government has allocated an amount of Rs.518.559 million for ongoing schemes of Ports and Shipping Division under Public Sector Development Programme (PSDP) 2010-11.
As per details of the allocation for different projects, the government has allocated an amount of Rs.69.964 million for Gwadar Port Civic Centre. The total cost of the project is Rs.199.730 million and so far Rs 136.540 million has been spent till June 2010.
The budgetary document released here on Saturday reveals that Rs 200.411 have been allocated for ‘Construction of Eastbay Expressway’ to link Gwadar port with national road network. The total cost of the project is Rs.6274.000 million and so far Rs.12.922 million has been spent till June.
Rs.248.184 million has been allocated for maintenance of dredging of Gwadar port in ongoing scheme as mentioned in PSDP.
The total cost of the project is Rs 350.000 million and so far amount Rs 48.400 million has been spent till June 2010.
The federal government has allocated Rs 81.084 million for three ongoing projects of ministry of Postal Services under its Public Sector Development Programme (PSDP) for the year 2010-11.
According to PSDP budgetary document released here on Saturday, Rs.27.618 million have been proposed for the establishment of Counter Automation at Pakistan Post and Rs 14.693 million for the transport for mail/cash/ conveyance/ visits inspections.
The government has proposed Rs 38.773 million for construction, renovation and reconstruction of Post Offices and Postal Operations and residential building.
The total cost of all these projects has been estimated at Rs 1159.174 million, however Rs 81.084 million have been allocated under for the schemes in the PSDP 2010-11.
ATT: Balochistan against inclusion of Port Qasim
ISLAMABAD: Balochistan while opposing the inclusion of Port Qasim in proposed Pakistan and Afghan transit trade agreement has demanded of the Federal Government to include Gwadar Port in it.
Balochistan Government in a letter to Federal Government has said it is against the inclusion of Port Qasim in Pak-Afghan transit trade agreement therefore Gwadar Port should be included in it so that people of Balochistan could take benefit, Private TV Channel reported on Friday.
Pakistan and Afghanistan on May 07 in Washington signed a memorandum of understanding to begin talks on a transit trade agreement. Sources in finance ministry said the Federal Government is reviewing the demand of Balochistan and soon the decision would be taken.
Talks between Pakistan and Afghanistan on transit trade agreement would be held in Islamabad on August 04 and 05.
Gwadar Port land seized by Navy: Babar

ISLAMABAD: Minister for Port and Shipping Babar Khan Ghauri Tuesday said that at least 582 acres of Gwadar Port are in possession of Pakistan Navy, warning if the land is not returned, the port may be closed.
Minister for Ports and Shipping Babar Khan Ghouri told the House that three berths of Gwadar Port are functioning and presently a large number of trucks are transporting urea and wheat from Gwadar to up country.
During the Question Hour, Babar said Singapore Port Authority has not been given the possession of even one acre of the land.
However, Senator Abdul Malik said Pakistan Navy did not occupy the land of Gwadar Port, adding he wondered why the government gave its land to Singapore Port Authority on cheap prices.
Babar agreed that trucks have first to go to Karachi before proceeding to their destinations up country because of absence of direct linkages between Gwadar and other parts of the country.

KARACHI: Gwadar port cannot be made operational before 2011 as it lacks required infrastructure, communication network and utilities, Minister for Ports and Shipping Qamaruzzaman Kaira said on Tuesday.
“I am shocked to learn that the port has no proper road linkages. No rail network. Even electricity is not there,” he told reporters after inaugurating an overpass on MA Jinnah Road.
He said many cases of embezzlement, corruption and misuse of authority were reported in the Gwadar port, and other allied projects. app

The Ocean going ship MSS Wahdat had sailed from Karachi Shipyard in the night between Sunday and Monday fully loaded with the relief goods, which included flour, rice, sugar, pulses, powder milk, tea and food grains. These relief goods were collected in the Pak Navy offices.
MSS Wahdat Commander, Wajihullah Siddiqui handed over these relief goods to the PNS Base Akram Commander at the Gawadar Port, from where, these were sent forward loaded in four trucks to the affected Tehsil Pasni and the surrounding areas for its distribution among the flood-hit needy people.

Aamir bhai please, read the past comments on this forum for this project. Real Marketing is doing their ad campaign, and general opinion is that it lies in a far distant location, and might not be developed within next 3-5 years. Please, do more research before investing.
Sun Silver city is spending too much in ad campaigns, and e-marketing. It will be much better on their part to update development status, completion time, Desalination plant approval, and some pictures of actual site work.

I just browsed through the document, I could see the hardwork you people have put into it. There is one contradictory thing I could see and I think it is important to mention that Gwadar Industrial Zone (GIZ) and Gwadar Industrial Estate (GIE) are two different entities. As respectable Awan Sb, you are much more aware of whole Gwadar, this was something unexpected for me at least.
For the readers like me, GIZ is part of the Gwadar Master Plan; Shunkani Dar and Sur #@*%!ar area mostly covers that. It is much more closer to the port as compared to the GIE. GIE is Gov’s industrial estate and priority project but it lies outside of the Gwadar Master Plan and as mentioned in the article it is located at a distance of 40KM from the port.
I wanted to clairfy this because the readers like me, who have limited information of Gwadar do not get confused.
AOA Azeem Sb GDA5 is the only project that offers small investment at the best possible location. Regarding Premium(ON), GDA5 good location plots/files premium touched 3 lacs in Feb-Mar 2005 ! So I expect that market recovers soon and 1st choice will be GDA5. AOA I believe the property situation would improve as soon as the port operator is decided.All earlier EOIs for the Port Operator have been cancelled and new EOIs have been demanded and 20th October is the date for submission.No Chinese company had submitted EOI and I guess now Pakistan want to give them a chance. There is no clear indication on open transfers and map issuance of Newtown phase-4. It has some duplicate files, and needs adjustment. LPG plant starts functioning in Gwadar QUETTA (APP) – The Liquefied Petroleum Gas plant installed in Gwadar at a cost of Rs 100 million has started functioning and 30 kilometer long distributory pipelines have been laid in the city. This was informed to Balochistan Governor Owais Ahmed Ghani by Director General Gas Petroleum and Natural Resources Division, Saeedullah Shah, during a briefing here Saturday. He said another 25 kilometer long distributory pipeline would also be laid soon in Gwadar to ensure supply of LPG to maximum number of people. “A similar plant will also be established in Zhob for which the required land has been obtained,” he said, adding that the work on the project would begin within a week and be completed by December next. In the first phase of the project 25 kilometer long pipeline would be laid in Zhob and 2500 connections would be supplied to consumers, he maintained, and added that the establishment of the same plant in Chaman is also under consideration. Assad’s tour of GWADAR August 2006: Upon my arrival in Gwadar I was first disappointed to see the present Town, BUT later on I was told that removal/relocation of the Town has been started and many have moved to New Town. GDA has given the affectees piece of land (as per their own demand) +12 lacs rupees+30 thousand rupees as three months rent. Houses have been marked for demolishing and people are happily relocating after getting the compensation. Local common Gwadris are extremely kind, noble and good people. Even a petrol boy and waiter would thank you humbly! Development and change is quite visible now. GDA is working almost all around within master plan, pace is slow though. All the major roads are under construction and leveling of the roads may complete in 2-3 months. Jinnah Avenue leveling is complete, service roads are complete and are being used by the traffic. Almost all the private builders have done NOTHING except New World City and Golden Palms. Sanghar is very beautifully located @ Koh-Batil. PC is ready and fully functional, though not entertaining to general public. Sanghar roads are narrow. Electricity and water are not available @ Sanghar. The only good thing with Sanghar is its location which surpasses all others. Golden Palms has started development 2-3 months back at last. Pace of the development is good and Desalination plant is being installed. Marine Drive and Paddi Zarr Boulevard will be completed prior to its own development. New World City has made two major roads only street lights, black topping, Mosque (it may take years to complete the mosque @ this pace) are there. Upon my enquiry, the person representing contractor @ site, told me that all this development work can be completed within 5-6 months but the builder (TalooBuilder) is not paying to the contractor. Actually all the private schemes are facing same problem. They are not getting the installments from members/file owners. FTBA is a good society in terms of location (@ airport road just after the town) but on ground Development is zero. Even banners are torn @ site. Muscat Center is a good society in terms of location (adjacent to FTBA very close to the town) but on ground development is zero.Creek City No development from builder however GDA has leveled Paddi Zarr Boulevard and Marine Drive at its front and Creek City commercial plots are a very good investment as the builder will be in position to deliver the plots immediately after the completion of Marine Drive and Paddi Zarr Boulevard and so sea facing commercial plots will be in much better position than inner Residential plots. Creek Arena No development from the builder and location is not bad.

The Qesco official said after completion of Dadu-Khuzdar and Dera Ghazi-Loralai transmission lines, electricity situation in Balochistan would improve a lot. He said 700 villages would be electrified with the help of Kuwait funds. Saudi, Kuwaiti Cos lobbying to set up $2b refinery at Gwadar From SHAIQ HUSSAIN ISLAMABAD – With inauguration of Gwadar seaport scheduled for early June, top Saudi and Kuwaiti firms have started intensified lobbying for the construction of two billion dollars mega oil refinery near the port. Pakistan’s economic managers approved the setting up of oil refinery in Balochistan, last month. This mega project will be built in Hub district adjacent to the Gwadar seaport. “Gwadar seaport is expected to be inaugurated early next month but it has already become the hub of great economic activity with leading Saudi and Kuwaiti firms contending for the construction of mega oil refinery there,” said the official sources here. The sources said the Saudi and Kuwaiti firms would participate in the bidding through international competitive bidding on Build On and Operate (BOO) basis. Top Saudi leaders including King Abdullah had talked to Pakistani leadership as for their profound interest in Gwadar Port whereas Kuwaiti amir, who will reach Pakistan on May 19 on a three-day visit, would also discuss the matter in detail with President Pervez Musharraf, the sources said. He said the refinery to be commissioned by 2010 would have a refining capacity of 13 million tons of petroleum products, which would be higher than the country’s total existing capacity of 12.8 million tons. Apart from keen interest shown by the Saudi and Kuwaiti firms in oil refinery, several companies from Dubai and China have also conveyed their keenness to Pakistani government in the operating rights of the Gwadar port, according to the official sources. The sources said a Dubai-based firm is actively pursuing its dialogue with the government in this regard as it considers itself most suitable because of its understanding of operating the world’s busy ports. However, he declined to name the firm. On the other hand, China, the major financial contributor in the construction of Gwadar Port, was also keen that some Chinese company should have the rights of operating the new port, he added. The sources said that many companies have submitted their bids for operations rights and the biding would be held in a free, fair and transparent manner. To a question, the official said that Gwadar Port would begin handling commercial vessels in June. He added that the terminal facilities for container, general cargo and bulk cargo handling have already been established there. The inauguration of Gwadar Port was delayed in the past due to precarious law and order in Balochistan but this time around the government was determined to go for it.
Nawab sb: As regards the opening to Central Asia, some analysts consider the Iranian option being superior to Gwadar but the fact remains that Chah Bahar is not a fully functional port and the Chah Bahar – Zaranj – Delaram – Herat – Tirmiz road is still not ready. Till these are operational the access to Central Asia through Iran will continue through Bandar Abbas, which is a much longer route than even the Karachi – Kabul route. The other Plus points Gwadar has over Chah Bahar is “Gwadar is declared as a FREE Trade Zone” and “Energy Corridor” in which China is installing oil refineries, and a pipeline from Gwadar to China. China, and its economic development has a direct role to play for Gwadar, which is not the case with Chah Bahar. Also, it provides shortest route to sea fro Central Asian countries. China, Russia, Dubai Oman, Kuwait, Saudi and many more just only investing in Gwadar and its projects. None of them investing in Chah bahar. Why? Do You have the answer now?

Gwadar Port inauguration this year, 500 lines Tel. Exchange has been set up QUETTA: Balochistan Chief Minister Jam Mohammad Yousaf said on Saturday that the Gwadar port project would be inaugurated this year which would be followed by trade and industrial activities in the area. The chief minister was speaking to National Telecommunica-tion Corporation (NTC) Chairman Rear Admiral Shahid Farooq who called on him here on Saturday. He said communication facilities would be of immense importance for the Gwadar Port as it would ensure that investors had access to national and international markets. He also directed the NTC to ensure the provision of modern telecommunication facilities along the coastal highway. The Balochistan chief minister accepted the offer of the NTC chairman regarding the implementation of a project to link security cameras to be installed at an important site in Quetta city through an optic fibre system and directed the city government to take advantage of the NTC offer. “The basic infrastructure to provide telephone connections to government departments in Gwadar has been established and initially an exchange of 500 lines has been set up in the area,” the NTC chairman said. He added that separate exchanges would also be established for government departments in Zhob, Loralai, Khuzdar and other districts. A separate system for provision of internet facility to the province has been introduced which has improved the internet capacity in Balochistan significantly, he informed. A hotline system will also be introduced to ensure that the chief minister had a district link with the government and important institutions in Gwadar. Thanks Ali. I was thinking to post note about it. You asked this therefore I would like to inform you about it. At Sangar Phase-II Ext, management allotted fresh plot. But one should be careful while buying such kind of plot. Because I would like to draw the attention of all people who interested to buy plot at Sangar and people offer them plot at here” that same thing was happened in Newtown phase-IV. After scrutiny about 641 file have been found factious in Newtown phase-IV”. Buying is good thing but one should do the needful thing before buying so that he could not get suffer after some period. I posted all about Sangar about the status of plot at this web page, please go in detail and read all about it. In short if some one offer you plot at here, you ask about provisional allotment order, bank deposit receipt and complete file with possession letter. One must get verify the plot from C.G office before buying. It is not good to made the deal and hold transfer for later stage. You must do all formalities and get the transfer in your name. Pl doesn’t go on cheap buying. If some one offers you plot of 600 sq/yd at 7 lac, which will come to you ultimately at 9 lac having no proper. What will be the location of plot, how you could find it. At last I suggest you to buy the plot from old allottee, preferably before 2000 allotment. It will be good for you and secure investment. There will difference of price about 4 to 5 lac at this stage but may be it increase with passage of time because now prices at sangar have started upward trend. If you check the plot on C.G map and get all required paper then still one more thing you have to do before buying, that is verification of plot, which they do after getting verification fee Rs 5000/- In case of any outstanding payment, one have to pay all to do the verification. Definitely all expenditure to be paid by the buyer. I suggest if you want to buy the plot then do the following thing for your complete satisfaction. 1) Get all paper 2) Ask your dealer to do the verification, if there is no involvement of dealer then at own arrangement, but it is must. It will provide you security for the future. Usually confirmation is done through computer record and owner is confirmed but it should be done through paper. But to do this one have to pay Rs 1.80 lac as development charges to do this for 600-sq/yd plots. 3) Get the transfer of the plot in your name because now’s days transfer is opened. 4) Why you left the transfer pending, if you left transfer pending then it is risky. Thanks Azeem Sb. Sorry for late reply. This scheme is at old jiwani Road. The new coastal road is away from it. so far work on it not stared, any how at this stage dispose off plot in this scheme is not recomended. The area where this scheme is located is main development area of GDA. It is expected that any scheme in this area will gain its value within two years time period, it depend on the developer how speedily they develop it.

ews Railway track to connect Gawadar port, Mastoong ISLAMABAD, Jan 12 : Pakistan Railways would soon start work on 960 kilometer long track connecting Gwadar seaport with Mastoong at a cost of Rs.70 billion, said Additional General Manager of Pakistan Railways, Imtiaz-ul-Haq. In an interview with Radio Pakistan he said “After completion within six years, this project will eventually provide access to Central Asian States and help in boosting domestic and foreign trade.” He said a study is also being done to lay track upto Central Asian States via Kandhar (Kabul). Imtiaz-ul-Haq said the project will play key role in economic progress of Balochistan. PR will also established about 58 new stations in this route, he added . He added that Gwadar-Mastoong track will be spread via Turbat, Panjgor, Baseema and Kalat. He said that the project will also create about 5,000 new job opportunities for the local people.

I have a coomercial plot in Gwadar Creek Arena housing scheme that i am interested in selling. The plot is located on the main Jinnah Avenue side (instead of makran coastal highway side of the society). It is also a corner commercial plot and the booking price of it was rs 1440000. Gwadar Port to be completed by December 2006. MD GPA Daily Times – Quetta: Managing Director Gwadar Port Authority Air Commodore Munir Wahid Tuesday said Gwadar deep water port will be completed by December this year. Briefing Balochistan Governor Owais Ahmed Ghani here, he said the federal government has allocated an amount of Rs 1111 million for the project in the ongoing financial year’s budget. “The work on master plan of Gwadar port at a cost of Rs 110 million is in full swing and this year the government will release Rs 61.5 million for the project”, he said. He said Gwadar port’s civic centre would also be constructed at a cost Rs 160 million and this year the government has allocated Rs 90 million for this project. The construction of Express Way at a cost of Rs 3700 million is also underway for which the government has allocated a fund of Rs 100 million in the current year’s budget, he maintained. Earlier, Director General Gwadar Development Authority, Ahmed Bakhsh Lehri also briefed the governor about the ongoing projects in Gwadar and said they have received an amount of Rs 1715 million for these projects out of which Rs 1510 million have been provided by the federal government. “The projects include various roads, a sports complex housing cricket, football and golf grounds besides indoor games facilities, an hospital with fifty bed capacity and a central park”, he informed. Gurab Housing Scheme for fishermen, jetties at Sur Bandar and Peshukan and another hospital with 350 beds are also included in these schemes. Massive recreational facilities to promote tourism would also be provided in the city, he added. The Governor lauded the schemes and directed for speeding up the pace of work on the projects to ensure their timely completion. “The completion of these projects will transform Gwadar into an advanced city”, he observed.

I would like some comments from experts like CDW or Awan Nazar sahib on the Gwadar Creek Arena Plot that i hold at the moment. It is a commercial plot of 280 sq yards on the Jinnah Avenue side rather than the coastal highway side. President Musharraf convenes meeting to review Gwadar development projects. RAWALPINDI, July 28 (APP): President General Pervez Musharraf Friday said that concerted efforts need to be made on a fast track basis to translate the geo-strategic importance of Pakistan into economic opportunities for the country. He made this observation at a high level meeting also attended by Prime Minister Shaukat Aziz. The meeting reviewed all the government’s initiatives taken in this regard. Musharraf said that the Gwadar Port can play a major role in achieving this objective. The meeting decided that there would be a policy and supervisory board to provide strategic vision, policy guidelines, ensure timely decisions and regularly review and monitor the progress on various infrastructure and other projects related to Gwadar Port. The meeting also decided to create special economic zones in Gwadar and other suitable areas to promote investment, industrialization and job creation

GDA Masterplan has never changed, and is not a kids toy that can be replaced or changed. Masterplan was designed well and all major developments of roads, highways, and commercial areas is as per the plan. Private developers try to blame GDA’s masterplan due to their lazy development of schemes. They are just asked in the beginning by GDA to give certain reserve area in the schemes for GDA to use it as internal roads linking with GDA’s masterplan roads. Nothing more. All the blame goes to private scheme developers who are lazy and blame masterplan for that. It’s not true at all. CDW

GDA discusses Small & Medium Housing Schemes with HBFC Karachi—A delegation from House Building Finance Corporation (HBFC) headed by Zaigham Mahmood Rizvi recently visited Gwadar City where it had meetings with District Nazim Mir Abdul Ghafoor Kalmati and Director General Gwadar Development Authority (GDA) Ahmed Bakhsh Lehri. Ahmed Bakhsh Lehri briefed the delegation that a very ambitious master plan for residential and commercial buildings in Gwadar City has been planned and is being implemented by Gwadar Development Authority (GDA). The Director General, Gwadar Development Authority briefed the HBFC delegation on various infrastructure, road network, residential and commercial building plans for the city. He said that Government is committed to keep Gwadar development in a very planned and disciplined manner, benefiting from the successful model of Capital Development Authority (CDA). The District Nazim in a meeting with Chairman HBFC appreciated HBFC’s presence in the city of Gwadar and the significant role it can play in developing Gwadar into a lively and modern city. The District Nazim said that under Gwadar city development programme, various sections of society have to be provided housing, with all civic amenities of life. The District Nazim assured HBFC of his personal support, as well as his support in his capacity as District Nazim. He specially mentioned and fully supported HBFC’s proposed housing projects for low and middle-income groups of population. The District Nazim paid rich tributes to President, General Pervez Musharraf and the Prime Minister, Shaukat Aziz for their unprecedented support to the people of Balochistan in developing of the Province, more so to previously ignored Makran coastal areas. Accordingly, it has been agreed in principle, to float a housing colony on 200 acres of piece of land, which will primarily be marketed to the overseas Pakistanis, hailing from the city of Gwadar, and nearby coastal towns. Mir Abdul Ghafoor Kalmati, District Nazim gave a tour of the city and showed to the visiting delegates, various housing schemes and commercial areas being planned in the city. One of the impressive things in Gwadar’s Master Plan is its road network, which is under development and is at advanced stage. The industrial units in the proposed industrial areas are also required to have industrial workers’ housing colonies, to be provided by the industrial units. The work on the Gwadar Port has already been completed by the Chinese, ahead of schedule. The infrastructure development in the city is being carried out on a fast track. Gwadar’s industrial estate to be ready by December 2006 QUETTA, Jan 26: The first industrial estate of the emerging port city of Gwadar will be functional by the end of the year. Over 1,100 plots have been allotted to industrialists in the estate. The Balochistan government has earmarked over 3,000 acres of land for the estate and development work was inaugurated by Chief Minister Jam Mir Mohammad Yousuf. This would be the biggest industrial estate in Balochistan, Jam Yousuf said on the occasion, adding that Gwadar would play an important role in boosting Pakistan’s economic and industrial hubs. The government would provide protection to investors and their capital, the chief minister said, adding that he would take up the issue of incentive package for the estate with the federal government. The project director of the estate, M. B. Magsi, said that in the first phase, a special committee had allotted 1,136 acres of land to industrialists while 455 applications were pending. He said that development work was under way and seven acres of land had been handed over to the Quetta Electricity Supply Company for construction of a 24-mw grid station. It would cost Rs100 million and get power supply from Iran. He said that a desalination plant with a capacity of 20 million litres would also be set up to meet the requirements of the industrial estate. Over Rs 70 billion Gwadar rail link feasibility finalised. MUHAMMAD BILAL ISLAMABAD (March 11 2006): At last, the government has finalised the feasibility report, worth Rs 70.63 billion, to connect Gwadar port with the country’s main rail network, it is learnt. According to the copy of the feasibility report, made available to Business Recorder, the project would also act as a vital link to Central Asian Republics, thus attracting the transit and transshipment trade. “We have come out with a feasibility report to construct a railway line from Gwadar, connecting it with the existing rail network,” an official of the Ministry of Railways told this scribe. Pakistan sea port trade is presently being handled at Karachi and Bin Qasim ports. Gwadar, as a full-fledged deep-water port, will become a regional hub and also an alternative to Gulf ports. As railway is considered to be economical and safe and suited for long haul traffic, it has been decided to construct a railway line from Gwadar connecting it with main network at Quetta-Kohi-Taftan section. A detailed feasibility study was carried out by Pakistan Railways in which various alternatives were studied, including Gwadar-Mastung link. The track, commencing from Gwadar, on way it would pass through Turbat-Hushab-Panjgur-Nag-Besima-Surab and Kalat before reaching its end destination Mastung. The 961-km route is considered to be the shortest in length, covering most parts of scattered population in the area. It is also seen the least difficult technically and viable economically. The route would run through the central portion of troubled Balochistan where a number of new district roads would be built in close proximity of railway stations. However, the proposed alignments between Hushab and Panjgur and Surab-Kalat-Mastung are difficult areas with steep grades and sharp curves. On the Iranian border, the railway line from Quetta to Kohi-Taftan continues on to Zahidan in Iran. There it terminates but an additional 600 kilometers of railway line would have to be built to link it to the main Iranian railway system at Kerman, being constructed by Iran. There is no railway in Afghanistan, and a line from Quetta terminates on the border at Chaman, while in the north, the railway system ends at Landi Kotal, situated just close to Pak-Afghan border. In this rail-road regional logistics scenario, the importance of the proposed Gwadar-Mastung rail link project has become highly significant. Railways officials conceive the project as a mother-hub that would provide the required strength and economic boost to the future projects in the country’s, area wise, ‘biggest’ province. According to the feasibility report, the estimated cost for construction of the new rail link is around Rs 70.63 billion, including cost of land. Marine Drive Road is on west bay sea side, Start from Govt.Rest House( Governor House). Presently there is plan to consruct about 16 Kilometer Road in 1st Phase, Its work is going on, four contractors are working on it having 4 kilometer to each. About 40 to 50 % work is completed at here.It is just along the sea. Creek city, Golden Palm , Globiz Avenue and west Bay front faces are on this road. The people holding front plot at here will get benefit in near future. We have already posted all procedure on this web page and also avaiable in my articles. Any how the simple procedure for tranfer of plot at snagar is (1) get verification of said plot through C.G ( consultant group). They have some verification and they will also let you know if there are any amount out standing against such plot. After deposit of all due they will clear it and submit the file to DCO Gwadar for transfer signature. Transfer fee for 400 sq/yd is 20 thousands for 600sq/yd it is 30 thousands, for 1000 sq/yd residential it is 50 thousands and for commercial 1000 sq/yd it is one lac. If you have purchased a plot better to ask your dealer to do or you himself visit in C.G office Karachi or DCO office Gwadar.. you may get any information on phone from C.G office directly at 021-5888908 and 5894057-58. As it is concer to puchase land at ziarat Machi. All land along the coastal road is good if there is no dispute and you got proper possession of land with Intaqal and Kathoni. Nows day price are at lower end , good time for buying but with proper transfer procedure and on ground possession.

New world city is located at Airport at some distance from Main Door Ghetti Chowk. This Housing society is a Prime Location. New world city is the very 1st private housing project in Gwadar. It is fine project It is located at prime location. GDA No 5 is also launched by same group but in this scheme there is still dispute of Talu builder with Chappal builder, it will be better to check GDA-5 before buying plot at there. Puchase of plot in Newworld city is recomended. Current re-sale price is not with us better to check it from any dealer sitting in Gwadar or Karachi.

Gwadar is much safe then any other part of country. The local at their are very good people. Before operation of Coatel Highway there was very good arrangements of eatable items but after functioning of coastal highway it is much batter. There is no worry of such thing. In December might there be rush of peoples visiting there so you must make pre-arrangment for booking of room in hotel.Even so if you face problem i will do all for you. As it is concerned about medical facilities , basic facilities are there but not like such as in urban cities.

Sohail sb If you are visiing 1st time to Gwadar then you have two option to visit there. By road or by air. If you go by road , Javid coach is comparatively fine service or you go on any other service. By road you will reach Gwadar after 10 P.M. Bus last stop is in Gwadar city. Because you are going 1st time then it is better you go there by air in the monrning . Airport is about 14 kilometer from Gwadar town. At there you reach Gwadar by hiring a taxi. In gwadar there is a hotel named SAHIL HOTEL just opposit to MAKKI Masjid. It is fine one, there other option is fish harbour rest house, it is controlled by pakistani navy. You can check there , it is good accomodation. The third option is Marjan Hotel , it is located at Sangar. You will face transport problem at there. Or you may booked any taxi permanently. If you have your own conveyance , you may visit Gwadar on it , it will convient for you at Gwadar. If you have your own conveyance then Fishharbour for you is best. Me and our team is also visiting Gwadar in December after 15, If you still have prolem to understand you may ask more. Or at Gwadar you may ask me at the number 211433 during my stay at gwadar.

At Sangar the most prime location according to present situation is Phase-1. PC hotel is being constructed at here. You can find plot here having size of 400, 600 and 1000 sq/yd. The smallest commercial plot at here is 1000 sq/yd.

I myself is holding plot at Sangar with possession letter. I have not been officialy informed by the management to deposit the development charges and even if they ask me I will not deposit a single penny because we already deposited the development charges alongwith actual payment. I hope if people resist on it then may be Govt. wave off it. I do not suggest to deposit the development charges more. However if any one want to tranfer the plot then he need verification of plot from consultant group, may be at this stage one have to made the payment but if you want to hold the plot then no need. .

SAKAB TOPPA SB Sangar housing project is purly a Govt. project announced in 1992. Almost allotment and possession is done at here. Now people are offering their plot on resale. It has four Phases on ground. Its 5th Phase not opened yet. Phase-I has 1000 residential and few commercial , 600 and 400 sq/yd residential. In March 2005 the market price of 1000 sq/yd plot was max. 45 lac, 600 sq/yd price was 23 lac and for 400 sq/yd it was 21 lac. Now the resale price is very low . You can find a residential plot having size of 1000 sq/yd from 25 lac to 35 lac. In phase II, and III the present maket price is 16 to 20 lac. Phase-IV is commercial only. The development charges imposed by Govt. will be about one lac 20 thousands for 400 sq/yd , 3 lac for 1000 residential and 4 lac for commercial. people holding the plot are not ready to made the additional development charge because they already paid the development charges. The matter is in dispute, but if some one purchase it then for getting the transfer , definetly these charges will be paid. While making the deal these charge are required to be adjusted in sale price , mean the price of the plot will be fixed after adding the development charges. Plots are on resale therefore all payment is in lumsum.

Anyhow sangar is at prime location and much secure then any other place at Gwadar, at here any one can live without fear. Main problem is with the people who are involve in trading and want to dispose of their plot urgently to get their money back and the other are the needy person , other wise if one could hold his/her plot for some period i hope he will get good return.

it is hard fact that the prices of plot at sangar are of trend down ward nows days.You can buy a plot even lower then 20 lac.But it is not time of worry because due one or the other reason people are selling their plot at cheap rate.Due to non availablity of buyer in the market needy people or those whose plot are doubtful are going to dispose off. The genuine people still demanding 35 lac at there. one thing is very important to note that sangar is only and only safe and secure place for living . Govt. has made the fruitful arrangement for security at there, no one can entre at sangar without clearence. When we compare sangar to other areas, we see sanger at peak. Pc hotel operation will start in december and port in June, after this many companies will require place for office as well for living, they will prefer to go in sangar a safe place especially foreign companies. Investment at sangar is not only good but it is very good investment , its prices will grow up with in one year time period.

Can any one tell me that because of depression in property prices. is it better to buy from the project developer or from the open market. If i go to open market what are the risks i need to cover and what are the risks in the above projects from Qabza groups (forced occupation by others). I wll really appreciate your response.If you buy from open market then before buying confirm the file/confirmation from the scheme owner’s office. It’s also recommended that if you can buy direct from the scheme owner it will save you any hassles. All three schemes are good and have their own prestige and importance due to unique locations. Also prices vary for each of these 3 accordingly. As far development is concerned then in Govt schemes falls “Sanghar” and in private falls “globbiz, and golden palms” I guess golden palms will be faster than globbiz.

Land Settlement means that the revenue department of the concnerned Province-Tehsil has not yet updated/Registered the records of the Lands owned by various pepole there. But,the people/owners of such land lives there and hold certain proof of ownership. Ones they update the record all the owners will be given approprite “registries” or Fard Inteqals. Besides this many people have done investment in tehsil PASNI. As when it’s record gets settled then the price will be shooting up big time. But, this is not the case in Tehsil and City GWADAR. Gwadar’s land record was updated and all land inch by inch was settled long time back. There is proper record and revenue system of Pakistan has the record.

Purchase of 400 sq/yd plot in newtown is not recomended, better you purchase 500 sq/yd or 1000 sq/yd allotted before 2000 from original allottees. Nows day plot are at minimum level, exact rate cannot be given being variation in prices. If you find some authenticated file from a trusted person then you may purchase it in the range of 6 lac and similarly of 500 sq/yd. At Islamabad many dealer offer the plot but i am not in position to suggest you any of one such dealer.If you want to buy the plot you must visit gwadar and get verification of plot from DCO office and made the transfer on ground . Puchase of plot being far will be risky for you.

The personality involved here are very famous and have good reputation. Mir Ghafoor the land lord and the Talu Builders. There other project GDA scheme No-5 have some problem being dispute of land with chapple builder ,which sofar not disolved. investment in new world city willbe fruitful.

You may get a residential plot having sizeof 600 sq/yd at Sangar in the range from 20 to 25 lac, may be higer at o-p street, because pc hotel lies in that area. similarly a plot having size of 400 sq/yd from 16lac to 22 lac and may be higher in case of corner at 66 ft road at o-p street. When any one go to buy a file , as per existing procedure, the buyer has right to ask the other party to get verification of his plot from CG, if it is bogus then definetly CG will not verify it.After verification I do not think there will be any irregurality. But the thing is that one should get verification before buying.It is hard job but give you security.Many people say many things but one should follow the real track, short cut will give the trouble. What I understand the Honourable Minister requested to PM about the land at Chatani bel Zabad den and at Karwaat.As it is concerned about any legal allotment by the authorised person, there is nothing to worry.If you are holding the genune file duly signed then no one can cancell it. What is the status of plots of 200 sq. yards in New Town Housing Scheme phase 4. They have been sold out to people ( Unfortunately I bought one too three times its present price) though they are not being transferred officially. There is only a ba-nama from the present to-be-allottee and a receipt of Rs. 5000/- which he paid for it. Is there any hope their transfer will eventually start? In Newtown Phase-IV there are two kind of plots, old and new. old are those alloted in early 1997 and there after till 2000.New are all such kind of plots allotted only and only 2004.In that some plot have proper possession/allotment letter where as some have only bank deposit slip.If any one want to buy the plot in phase IV I only recomend old files, it do not mean that new file have no weight but one should wait for map of phase-IV and check the location of plot at there.I am not in position to say much more on this issue.

CDW Sahib, Is it not appropriate to write a detaild resume of all the housing societies having NOC from GDA one by one giving the details of owners, strengths/weaknesses of location of the society, their development status and the area development status where they are located. This will give a great help to all the interested people because people need to know about the status of the work and they can not visit gwadar again and again. It will be great help for all the people who invested or planning to invest in gwadar area.

Newtown phase-I and II have the map. where as Phase-III& IV have no map.Govt. given the plot number to the allottee but not circulated the map. If you purchsae the plot in Phase-I & II .You can get the possession of the plot and can dothe constrcution right now but not in Phase-III & IV.any how pahse-IV-A is close to sea but no plot at sea front, If you verify the file by using some source then you can purchase the plot in Phase-IV-A.Phase IV-B have some problems, not risky but the re-sale value is not fruitful. I recomend you aviod to purchase the plot in Phase-IV-B.If you like still cheaper plot then you buy it in Phase-IV-A.Its location is better then III , II and IV-B. If they get NOC then you can go ahead with the investment. Usually, in Gwadar businessman and society owners book land by doing “biana” and agree to pay the remaining amount after some agreed time. Only then they get NOC. This is to facilitate the buyers. But, i recommend to invest after NOC. Best of luck CDW

This basically has less to do with actual land price at marine drive. And more to do with the quality/standard and plan of the project. But, private schemes initially did charge independently and rates vary therefore. The actual price difference only merits if one society has a better development plan and bundled services. I guess Golden palms is renowned and Globbiz also stands firm to the quality plans. It’s an individual’s choice now. Best of luck..

Reply of various queries Status of 120 sq/yd, 200 sq/yd and 400-sq/yd plots in Newton Housing Project: – Primarily Govt. announces the 500 sq/yd and 1000-sq/yd plots in Newton Phase-I, II, III and IV. All plot of such kind are free of doubt and there is proper land available in Newton. However the Map of Phase II and I is available but there is no map of Phase-III and IV, but one thing is clear that proper land is demarcated for it. The people who allotted or purchase that kind of plot are free of doubt and far away from worries. If any one has purchased the plot he must get transfer of it. As it is concern about the plot having size of 400 sq/yd, 200 sq/yd and 120 sq/yd. I am sorry I am not in position to comment on it If any one like to know about the status he can ask through mail message. At Sangar presently there are only four phases which have been developed so far, The 5th phase is under consideration and the Map of it has not been issued so far .As and when it will be prepared we will post it at here. There is no problem if it is mentioned G-H Street and shown Phase-111, you have the proper site plan with you. If you want your satisfaction you may submit your requisition for verification. The concerned authorities will verify it on the payment of Rs 5500/- After verification your plot will be valuable and you can sale it out in open market having no doubt. you have not mention your plot number. This site is at very good location and in coming future it will be much costly land at Sangar. At present it minimum Market is 35 lac. Abdur Rauf sahib, My suggestion is not to invest at here, according to my knowlege Mr.Mir Ghafoor allotted the plot to poors having size of 120 and 200 sq/yd on a wriitten gurantee of allottes that they will not sell it. there is no other scheme in Phase-IV newtown expect Govt. Plot having size of 1000sq/yd and 500 sq/yd. Nows days Govt.plot are at very lower cost, you may buy it if you have some source at gwadar but before make it clear that plot is ok and files authenticated and verified. I have two plots measuring 400 sq.yd. in New Town Housing Project phase 4. The Allottment letter I received is signed by the D.C.O of Gwadar. But the letter shows only me as an allotte and makes no mention of the previous owner or allottee. It is also not dated. Is it okay or something is amiss?

People interested to invest asked various question to know about their business future at Gwadar. CDW efforts are much appreciated who made efforts and provided free of cost facilities. It is 1st web page of that nature. I hope all Pakistani will get much more at here. Mr. Rizwan asked the status of 400-sq/yd file. It shows that he has purchased the file. If he has purchased the file then there is no name of previous original allottee on it. But only Duplicated is written on it at the top. Mr. Hakeem Balouch Town Planner signs it. He is officially authorized to sign on behalf of DCO Gwadar. But when one purchases the file he must collect the bank deposit receipt and a copy of previous allotment order from the then owner of the plot. Some of my brother asked about secure land, I suggest that they may invest expect Pushkan, Mizani, Gurdani Janobi and Karwaat, being some problem over there. But before doing the business must read some information given at this web page trade/buy icon. Private Housing societies: I will post a note on that web page, you may read it, it will take few days so that I must collect all information about all housing societies over there.

Enough material is already available on this web page about Sangar, please study it. Any how Sangar is Govt. Housing project and located on Kohi e batal a hill surrounded by sea from three sides and on the north is Gwadar town. It is almost developed and secure place. It is not a long term investment , one can get good return within short period. Newtown is also a Govt. Project, now days plot at here are very cheap due to bann on transfer. You may buy a plot at here but verification is must. Investment in this area is good being 1st residential area of Gwadar in new plan but the thing which is very important if you buy it from right person.
